SPECIAL CONDITIONS FOR COE t BLD04-00001
1.) The application was reviewed by the Jefferson County Department of Community
Development for the presence of Environmentally Sensitive Areas (ESAs). The
Department conducted a review and has concluded that the property DOES NOT contain
Environmentally Sensitive Areas. However, future proposals will be subject to a new ESA
review and conditions may be added if new ESAs are found on the property.
2.) The applicant is proposing to create or add 3347 square feet of impervious surface and
3347 square feet of land disturbing activities.
3.) The project shall adhere to the Best Management Practices (BMPs)to control stormwater,
erosion and sediment during construction. BMPs shall address permanent measures to
stabilize soil exposed during construction, and in the design and operation of stormwater
and drainage control systems.
4.) A Medium Stormwater Plan has been submitted and approved by the Department of
Community Development. Once the subject permit has been issued the applicant shall
fully implement the provisions of the submitted plan and contact the Jefferson County
Department of Community Development to arrange a schedule to inspect the property for
plan compliance. A Certificate of Occupancy will not be issued until the Department
verifies plan compliance. No clearing for roadways or utilities shall occur on the project
site until clearing necessary for the installation of temporary sedimentation and erosion
control measures have been completed.
5.) Jefferson County determined that this proposal is categorically exempt from review under
the State Environmental Policy Act(SEPA) pursuant to WAC 197-11-800(1)(b)(i).
6.) The site plan as submitted with the single family residence building permit application on
January 2, 2004 has been reviewed for consistency under the UDC, and has been
approved by Jefferson County Department of Community Development. Any
modifications, changes, and/or additions to the stamped, approved site plan dated
January 21, 2004 shall be resubmitted for review and approval by Jefferson County
Department of Community Development.
7.) This approval is for a single family residence with attached garage only. Any future
permits on this site are subject to review for consistency with applicable codes and
ordinances and does not preclude review and conditions which may be placed on future
permits.
8.) Maximum lot coverage is not to exceed 45%. Lot coverage is defined as amount of
impervious surface which includes roof tops, driveways, concrete, etc.
9.) The building height is not to exceed 35 feet.
10.) Minimum setback from McCurdy Lane right-of-way shall be 20 feet. Minimum side and
rear yard setbacks shall be 5 feet from property lines.
11.) An address of 31 McCurdy Lane, Port Ludlow has been assigned to the lot. MCCurdy
Lane is a county local access road (C541509).
12.) The lot was created through the Port Ludlow No. 2 Area 3 subdivision on May 19, 1969
under AFN 200294.
13.) A minimum of two on-site parking spaces shall be provided for the single family residence.
14.) Per MPR Code Section 3.107, Accessory dwelling units (ADU's) shall not be allowed in
the MPR-SF zone.
15.) The lot is subject to Port Ludlow sewer and water.
16.) A road approach permit(RAP04-0002)will be issued with the building permit.
