Background and Purpose: The Project is a residential subdivision project owned by Habitat for Humanity of East Jefferson County. The project site is Parcel 901-023-007 in Port Hadlock-Irondale, Washington in Jefferson County. The site is generally located between the intersection of Mason Street and Cedar Avenue. The Project proposes constructing 138 residential lots – consisting of duplex, fourplex, and group homes –amongst supporting utilities, roadways, and open space improvements. The Project is beginning the land division process with the County by completing the Long Subdivision application. Per the Jefferson County Code (JCC) 18.30.030, when development or redevelopment require the availability of a supply of potable water, potable water shall be delivered by a means approved by the Washington Department of Health and/or Jefferson County public health, and per JCC 18.35. 280 (8), a long subdivision application shall require documentation of water availability and adequacy for each parcel affected sufficient to meet requirements of JCC 18.30.030. A review of survey data and the Jefferson County PUD 2020 Water System Plan indicates that there are existing water mains located in Mason Street and Cedar Avenue surrounding the Project site. Approximately 138 equivalent residential units (ERU) are estimated to demand water service from the PUD. Preliminary discussions indicate that the PUD has sufficient water rights availability and water service capacity within the Quimper Water System to service the Project. Conclusion: Parametrix is requesting formal documentation from Jefferson County Public Utility District confirming the availability and adequate capacity in its domestic water system to provide potable water to the Project. Eachbuilding has 8 single- occupant bedrooms, shared kitchen facilities and shared restrooms. There isn't a perfect match on your chart so I treated this as a multi-family building with each bedroom counting as a unit.
