HomeMy WebLinkAboutRR-27 Dabob property offer follow up_RedactedFrom: Peter Bahls <peter@nwwatershed.org> Sent: Tuesday, January 9, 2024 1:27 PM To: Richard Rathvon <rrathvon@gmail.com> Subject: Dabob property offer follow up Richard, Following our conversation a few weeks ago, I want to reiterate Northwest Watershed Institute’s (NWI’s) interest in purchase of your property at Dabob Bay and ask you to consider the following reasons this may be an opportune time to sell: 1.Neighbors have expressed great interest in seeing this shoreline property preserved in its natural conditions. They have reached out to NWI unsolicited and offered to contribute over $50,000 and possibly up to $100,000 to a purchase by NWI for conservation. With this additional funding, NWI is willing and able to offer 10% over the fair market appraised value. For example, if the appraisal came back at $500,000, we could offer $550,000. 2.Your property is a gorgeous natural shoreline property, a priority for conservation within the Dabob Bay Natural Area, and perhaps selling it for permanent conservation is a great way to honor your family’s history with the property? 3.The purchase would involve a real estate agreement, reviewed and agreed to by buyers’ and sellers’ attorneys. You would not pay a real estate commission or any other broker fee out of the sale price. You would not pay for the real estate appraisal. 4.NWI will pay all of the closing costs with the exception of your pro-rated share of property taxes due. This includes NWI payment of excise tax, title commitment, and recording and settlement fees. Thus, with you not paying real estate commission fees or closing costs, you are effectively making at least an additional $50,000 on the sale. CA received 08/15/25 EXHIBIT RR27 5. Since the property will be permanently protected for conservation, NWI’s offer will not have complicated contingencies related to well, septic or other details related to potential development that another buyer may have. 6. With the well and septic improvements and permit approvals you have secured now, the property is perfectly positioned to reach a high appraised value -- without your having yet sunk large costs into the property for permitting and construction. 7. Once more development is done (site clearing, house construction) the property will no longer be a priority for conservation. 8. NWI will hire top appraisers that we have worked with successfully over the years to conduct an appraisal to state and federal standards that does not miss any value and gives you the best price possible – plus 10% above FMV contributed by the neighbors. Also, land values are still high in the area so this is a good time to get an appraisal done. 9. If you are interested in selling, I do not need a firm commitment at this time. I just need a signed letter stating your interest in potentially selling if the price is acceptable. Once NWI receives the letter, I will have preliminary appraisal work done and make an offer. If you like the offer, it, can be formalized in purchase agreement, with earnest money down and the agreed upon price contingent on being supported by full appraisal. 10. If you decided you are interested in selling by mid-February 2024, NWI could purchase the property by end of the year if not before. If you decide you want to complete the sale sooner, or in 2025, that could probably be worked out too. Please take your time to consider this offer and let me know if you have any questions.
