Maximum lot coverage is not to exceed 25%. Lot coverage is defined as amount of impervious surface which includes roof tops, driveways, concrete, etc. 3.) The building height is not to exceed 35 feet. 4.) The setback from Windship Drive (181) is 20 feet from the edge of the right-of-way. There are 5 side setbacks. The rear building setback line (determined from the plat map) is 117 feet from the edge of the shoreline bluff.
