existing 10 foot wide by 26 foot long deck. The proposal also
entails cantilevering the deck out an additional 5 feet into the yard

SPECIAL CONDITIONS FOR CASE t BLD05-00049
1.) The project shall adhere to the Best Management Practices (BMPs) to control stormwater,
erosion and sediment during construction. BMPs shall address permanent measures to
stabilize soil exposed during construction, and in the design and operation of stormwater
and drainage control systems.
2.) Maximum lot coverage is not to exceed 25%. Lot coverage is defined as amount of
impervious surface which includes roof tops, driveways, concrete, etc.
3.) The building height is not to exceed 35 feet.
4.) The setback from Windship Drive (181) is 20 feet from the edge of the right-of-way.
There are 5 side setbacks. The rear building setback line (determined from the plat map)
is 117 feet from the edge of the shoreline bluff. However, the edge of the deck shall be a
minimum of 100 feet from the edge of the shoreline bluff.
