RE:Permit No: SUB2023-00025 (Preliminary Plat Application for Pleasant Harbor
Master Planned Resort).
This Memorandum is to outline the changes made to Pleasant Harbor Master Planned Resort
(“MPR”), Preliminary Plat Drawings submitted on June 23, 2025 and the rational for the changes.

CHANGES
Pleasant Harbor made a few small changes to our Plat Drawings. No lot lines were moved and
only the below changes were done. During an internal review of the plat sheets for the upcoming
hearing, it was found that a few items were missing from the drawings. No lot lines were moved and
the below changes were done.
Listed below is the changes and the reason for the change.
1.Easement Extension
Comment 9 on sheet 3, notes an easement, that easement crosses all of Parcel A. The
Easement has been updated to extend across the entirety of Parcel A. The update was added
to sheet 3,11 and 13.
2.Boundary Line Adjustment Removal
A.Triangle Comment 8 on sheet 3, has been updated.
B.On sheets 3,14 and 15 has been updated and Hatched vs a Boundary Line
3.Existing Utilities
A.In accordance to JCC 18.35.300 (3)(h)
B.On Sheets 11 and 14 the underground and overhead power lines have been added to the
drawing. Mason PUB 1 supplied the GIS data.
C.On Sheet 14 Pleasant Tides has an underground waterline that was not shown. The MPR
has attempted to get the exact location of the waterline from Pleasant Tides and the installer
and the exact location was not able to be obtained. The approximate location in accordance
to the installer and ground excavation scarring has been shown on the drawings.

4.Adjoining Properties
On the NE Corner of the property 2 adjoing property owner names were missed and have
been added on Sheet 3 in accordance to JCC 18.35.300 (3)(b)
5.Distance Measurements
It was noticed that some dimensions on lot lines were missing. So in accordance to JCC
18.35.300 (4)(a) we reviewed and added the missing dimensions.
6. Road Turnaround on Tract X-14
A new road turnaround has been added and is now shown on Tract X-14.
