Consulting Engineer November 8, 2002 Douglas Barber, President Inner Harbor Village Condominium Association 90 A South Chandler Court Port Ludlow, WA 98365 (360) 437-5018 Dear Mr. Barber, I am writing as a follow up to my Initial Roof Truss Inspection Report dated October 23, 2002. After further thought regarding the situation at 90 and 70 South Chandler Court,Port Ludlow,I have arrived at a further recommendation. It is my opinion,that the tile should be removed from the Unit A roofs of both 90 and 70 South Chandler Court. A lightweight roofing membrane must then be added to make the building weather resistant. Removing the tile would significantly lower the dead load on the roof, lessoning the likelihood of failure. Removing the tile will also make it easier to push the buckled truss members closer to their unbuckled shape and allow the out of plumb trusses to be moved back towards plumb during the short term repair phase listed in my report. I also want to be clear that the roofs over both 90 and 70 South Chandler Court have significant safety issues. While the short term repairs that I've listed both above and in my initial inspection report will significantly increase the stability of the roof. I can offer no assurance of the integrity of the roof beyond dead load(w/the membrane roof replacement). Occupancy of these units during a snow load event is not recommended. Obviously, as snow can accumulate without the occupants being aware (i.e. during the night), occupancy in general should be questioned. It is my recommendation that all these issues be discussed with the occupants and the Building Official for your community to arrive at an appropriate decision. I was not retained by the Inner Harbor Condo Association to act as a full time inspector during the repair process. However during the repair process I visited the site and viewed a portion of the work that was visible. I also was shown some photographs of work that had already been covered. The majority of the work appeared to be done correctly. In a follow up report to IHCA, several corrections were noted in writing. In subsequent conversations with IHCA board members, I was told that the corrections had been carried out to their satisfaction. If you have any further questions, feel free to contact me.
