The project shall adhere to the Best Management Practices (BMPs) to control stormwater, erosion and sediment during construction. BMPs shall address permanent measures to stabilize soil exposed during construction, and in the design and operation of stormwater and drainage control systems. 2.) A Stormwater Site Plan has been submitted and approved by the Department of Community Development. Once the subject permit has been issued the applicant shall fully implement the provisions of the submitted plan and contact the Jefferson County Department of Community Development to arrange a schedule to inspect the property for plan compliance. A Certificate of Occupancy will not be issued until the Department verifies plan compliance. No clearing for roadways or utilities shall occur on the project site until clearing necessary for the installation of temporary sedimentation and erosion control measures have been completed. 3.) Outdoor residential storage shall be maintained in an orderly manner and shall create no fire, safety, health or sanitary hazard. 4.) Not more than two (2) unlicensed or inoperable vehicles shall be stored on any lot less than one-half acre unless totally screened from view of neighboring dwellings and rights-of-way. Such screening shall meet all applicable performance and development standards specific to the district in which the storage is kept, and shall be in keeping with the character of the area. Screening shall meet the requirements of Unified Development Code (UDC) Section 6. Outdoor storage of thirteen (13) or more unlicensed or inoperable vehicles is prohibited except in those districts where specified as an automobile wrecking yard or junk (or salvage) yard and allowed as a Permitted Use in Table 3-1 of the UDC, and such storage shall meet the requirements of UDC Section 4.10. In no case, shall any such unlicensed or inoperable vehiclesbe stored in an Environmentally Sensitive Area (ESA). 5.) Maximum lot coverage is not to exceed 45%. Lot coverage is defined as amount of impervious surface which includes roof tops, driveways, concrete, etc. 6.) The building height is not to exceed 35 feet. 7.) Exterior lighting for residential uses shall not exceed twenty feet(20') in height from the finished grade, excepting when such lighting is an integral part of a building or structure. Ground level lighting is encouraged. 8.) Lighting fixtures shall be designed and hooded to prevent the light source from being directly visible from outside the boundaries of the property. The intensity or brightness of all lighting, during construction and after project completion shall not adversely affect the use of surrounding properties or adjoining rights-of-way. 9.) We will clear enough to put a 60'x60' building site. The building pad will sit mainly on flat ground with a slight slope downwards from right to left. We will groom a perimeter around the house and leave the rest of the lot in its natural state. There will be a landscaped front yard that extends across the front of the lot. The driveway will start at the left of the pipe stem to preserve the natural vegetation on the right. Existing Conditions Summary 2. This lot has a slight slope running downwards from right to left. The pipe stem rises up from the roadway. 3. The existing vegetation consists mainly of alder,cedar,fir and maple trees along with an under layer of fern,blackberry and other shrubs. We will be preserving several large tress at the back left and right corners of the property. There are several nice trees on the right of the pipe stem area that we wish to save and leave in a natural state. All other trees will be removed for construction 4. The existing soils are consistent with the area. 5. There currently is no storm water drains on site. 6. There will be normal construction noise during the course of construction. Once the house is built the noise levels will be governed by any noise ordnances there might be for the area. 7. There are no real significant geographic features on this lot. 8. This lot sits at the end of the cul-de-sac.Due to its unique shape it borders 5 other residential lots. 3 of these lots contain existing homes, 1 lot is applying for a permit to build and 1 is in its natural state. We will stake out the building envelope and run red paint lines to show where to clear. 2. We will cut in the rough driveway and lay gravel. We will restrict all deliveries to the gravel driveway. We will not allow any vehicles off the road or driveway. 3. We will install silt fence around the building site. If necessary we will lay down a layer of straw. Before removing any temporary controls we will have in place and working, our permanent controls and we will take care to remove the temp's by first removing any sediment buildup or water buildup. 12. We will take great care in phasing the construction project in order to not overload the jobsite at any one time. We will monitor the weather and in extreme conditions we will stop work and at the same time make sure all precautions have been taken to control runoff and erosion. Adjacent Areas 1. Our lot has a slight slope running down from right to left. The pipe stem rises up from the street. To the left is a vacant lot. There is a SFR adjacent to the back and the two SFRs to the right of the property. There will be a new home built on lot 38 at the same time as this one.
