Box 193 jjam�, I`� himacum, WA 98325 -��1� XEIVFD Level I Wetland Assessment Parcel# 801 033 004 APR — 9 2008 May 2005 Introduction 1:'- 'f k. , �nu A Level I Wetland Assessment was conducted on April 27, 2005 to determine the presence of wetlands and wetland buffers near a proposed building site. The Jefferson County Critical Areas Map indicates a wetland complex associated with a Type 5 stream on the southern portion of the 20-acre parcel. The proposed building site is located on the eastern edge of the parcel. Wetland analysis was conducted using the methodology outlined in the Washington State Department of Ecology Wetland Identification and Delineation Manual (1997). All wetlands within Jefferson County are subject to requirements outlined in the Jefferson County Unified Development Code (UDC) dated January 1, 2001. Land use restrictions will apply to all future developments associated with this parcel that are located near the wetlands. Description of Site • Legal Description: Parcel #801 003 004 Section 3 Township 28N Range 1W • Location: 5343 West Valley Road, Jefferson County • Soils: AIC Alderwood gravelly sandy loam, and Mm McMurray and Mukilteo peats (Hydric soils) Slopes: 0 to 15% slopes Findings The location for the single-family residence is at the top of a hill and outside the wetland complex and the associated buffers. There is an unmapped seasonal stream (Type 5) downslope and approximately 140 feet from the proposed building location. Buffers assigned to a Type 5 stream are 50 feet. Soils within perk holes excavated near the building envelope did not qualify as hydric soils (10YR 4/4 with faint mottles in the upper portion). This building site will not impact wetlands or wetland buffers. Final authority over wetland or stream determinations and associated buffers rests with Jefferson County Planning Department.
