PLAN REVIEW FINDINGS AND DETERMINATIONS:
1. Proposed building is a one story 9,980 sf, type II-B type construction, metal non-
combustible building. Group S-1 rental mini-storage occupancy.
2. An automatic sprinkler system is not required for this building. IBC/IFC sec 903
3. A fire alarm detection system is not required for this building. IBC/IFC 907
4. Exterior walls less than 10 feet from a property line, or an assumed imaginary
property line in relation to another structure would require a fire rated wall assembly.
IBC T-903. Unlimited wall openings permitted under IBC T-704.8
5. Any concealed spaces created within the building shall be fire blocked or draft
stopped per section 707 IBC.
6. This building is required to be accessible. Self-service facilities shall provide 5% or
not less than one (1) accessible unit(s) dispersed throughout the various classes or types
of storage units, IBC 1108.3. At least one accessible route shall connect accessible
buildings, accessible facilities, accessible elements, and accessible spaces that are on this
site, IBC 1104.
7. This self-service storage facility shall have accessible spaces of not less than 10,
plus 2 percent of total number of units over 200. Total proposed units in project 307. This
project requires 13 accessible units. IBC 1108.3
8. Accessible storage spaces shall be either be provided with 36 inch swing doors with
lever-type accessible hardware, or have power operated (e.g. automatic garage door
type doors.) All accessible unit doors shall have sufficient maneuvering space.

9. Dispersion of accessible individual self-storage spaces shall be dispersed throughout
the various classes of spaces provided. Where more classes of spaces are provided than
the number of required accessible spaces, the number of accessible spaces shall not be
required to exceed 13. Accessible spaces are permitted to be dispersed in a single
building of a multi-building facility. IBC 1108.3
10. Thresholds at Accessible doorways shall not exceed 0.50 inches in height. Raised
thresholds and floor level changes greater than 0.25 inches at doorways shall be beveled
at not more than 45 degrees.
Accessible buildings and site elements shall have accessible maneuvering clearances,
door width, door hardware, latches and locks installed per IBC Chapter 11, and 2003
ANSI 117.1

11. Semi-Heated Spaces: Building Heating equipment output shall be limited to 3
Btu/(height x sf) but not greater than 8 Btu/ (height x sf). Heating systems shall be
controlled by a thermostat with a maximum set-point capacity of 45 degrees F, mounted
no lower than the heating unit.
12. Special Inspections for Seismic Resistance as set forth in IBC 1707 (copy attached)
shall be required to the Building Official for all commercial structures in Seismic Design
Category D-1. The following Special Inspections shall be required:
a. Soils and soil compaction for fill material and disturbed areas only.
b. Structural steel (including welds over 5/16 inches)
c. Cold-formed steel (bolting, attachment, anchoring, struts, braces, and hold-down
hardware within the Seismic-Force Resisting System)
d. Mechanical and electrical components as specified in IBC 1707.7
e. 3,000 lbs./3,500 lbs. concrete
13. Owner or project manager shall designate an "ENGINEER OF RECORD" for this
project. All future building change orders or correspondence shall be reviewed by the
Engineer of Record prior to submittal to the Jefferson County Building Department.
14. Structural Observation is required by the Building Official up through structural.
15. For on-site Fire-Flow requirements, road and building and building access
requirements see the Fire Code Plan Review dated 8-31-08 by Tom Aumock, consulting
Fire Code Official to Jefferson County.
16. This approval is subject to the Findings and Determinations Requirements of the Fire
Code Plan Review dated 8-31-08 by Tom Aumock consulting Fire Code Official to
Jefferson County. (see attached)
17. Any other applicable or relevant code requirement not covered herein nonetheless
shall apply to this approval.
