A Stormwater Site Plan has been submitted and approved by the Department of Community Development. Once the subject permit has been issued the applicant shall fully implement the provisions of the submitted plan and contact the Jefferson County Department of Community Development to arrange a schedule to inspect the property for plan compliance. A Certificate of Occupancy will not be issued until the Department verifies plan compliance. No clearing for roadways or utilities shall occur on the project site until clearing necessary for the installation of temporary sedimentation and erosion control measures have been completed. 6.) Outdoor residential storage shall be maintained in an orderly manner and shall create no fire, safety, health or sanitary hazard. 7.) Not more than 2 unlicensed vehicles shall be stored on any lot unless totally screened from view of neighboring dwellings and rights-of-way. Such screening shall meet all applicable performance and development standards specific to the district in which the storage is kept, and shall be in keeping with the character of the area. Screening shall meet the requirements of Chapter 18.30 JCC. Outdoor storage of 3 or more junk motor vehicles is prohibited except in those districts where specified as an automobile wrecking yard or junk (or salvage) yard and allowed as a permitted use in Table 3-1 or Chapter 18.18 JCC, and such storage shall meet the requirements of JCC 18.20.100, Automobile wrecking yards and junk (or salvage) yards. In no case, shall any such junk motor vehicles be stored in a critical area. 8.) A minimum of two (2) on-site parkTffg spaces shall be provided for the single family residence. 9.) Maximum lot coverage is not to exceed 25%. Lot coverage is defined as amount of impervious surface which includes roof tops, driveways, concrete, etc. Pre-existing legal lots of record less than one acre in size in rural residential districts are subject to the stormwater requirements in Chapter 18.30 JCC and must meet the"Area of Impervious Surface Coverage"to the maximum extent practicable as determined by the administrator. Lot coverage is defined as amount of impervious surface, which includes rooftops, driveways, concrete, etc. 10.) The building height is not to exceed 35 feet. 11.) Project Overview 1 Describe the proposed developed conditions of the site. Indicate position and relative size of proposed improvements on the site map. To construct a 1780 sq t. single family residence and a 320 sq.ft shed on a 1.75 acre lot using existing dirt road. Existing Conditions Summary 2. Describe the existing topography. Indicate contours on the site map. Varied topography-20%slope on far west side - 100 ft. drop over 100 ft. from proposed homesite. Homesite is level within 5 ft.,terrain is dry,clearing is minimal. All property covered with trees and vegetation. 3. Describe the existing vegetation. Indicate native vegetation areas on the site map. The property is covered with trees and vegetation-fir,alder,cedar,ferns and prickly brush. 4. Describe the existing soils. Indicate soil type on the site map. According to the septic system designer,the top few inches of soil are"duff". Then sandy loam to at least 3 to 4 feet. 5. Describe the existing site hydrology(i.e.,drainage; behavior of water on the site—above, below, and on the ground). Indicate existing stormwater drainage to and from the site on the site map. Depict separate drainage basins on the site map, if applicable,and indicate acreage of each. There is no water entering our property from adjacent lots. To the northeast there is a drainage ditch along the road which passes thru a 12" culvert. The property to the southeast is higher than ours. No water drains to the northwest or southwest because the soil is very absorptive. 6. Indicate location on the site map. The property slopes from east to west. There is a possible seasonal creek just beyond the far west edge of the property. It is about 300'from the proposed dwelling. The area in between is covered with trees and native vegetation. 8. Describe the general vicinity of the site,including adjacent land uses and structures.utilities,roads,and sensitive/critical areas. (streams,wetlands,lakes,steep slopes.etc.). There are existing homes to the southeast and northwest. There is a possible seasonal creek just beyond the property to the west. The residential property beyond that is up a steep hill. Permanent Stormwater Control Plan This portion of the Stonnwater Site Plan consists of the selection and installation of the appropriate stormwater control BMPs and facilities to remain in place after construction of the project is completed. "Medium" size projects are required to have the totals calculated of all impervious surfaces, pollution-generating impervious surfaces, and pollution-generating pervious surfaces to verify that the thresholds for treatment facilities and flow control facilities are not exceeded. g. Describe the developed site hydrology, as proposed. Indicate whether stormwater will be fully dispersed(i.e., per BMP T5.30 in the Manual)or.if not,what types of stormwater flow control will be utilized for the site or specific threshold discharge areas within the site. Locate these facilities on the site plan and differentiate proposed facilities from existing facilities. All stormwater will be"fully dispersed'.The proposed site falls well within the 10%impervious total. All gutters and downspouts will have splashblocks discharging into vegetative dispersal areas greater than 50'. The proposed_site has about 300' of flow path. 10. If the project requires the use of stormwater treatment facilities.describe the types of stormwater treatment facilities proposed for use on the site. Locate these facilities on the site plan and differentiate proposed facilities from existing facilities. [This is normally for large"projects or projects that involve the potential for dispersion of contaminants.] I don't think treatment facilities will be needed based on a"fully dispersed"plan. 11. Describe the performance goals and standards applicable to the project. We intend to impact the site as little as possible and to have the post developed stormwater match the predeveloped condition. None of the slash and stumps have been burned at the site. 12. Describe the flow control system. The proposed construction should not affect any existing flows.
