We had the opportunity to attend and present at the Manufactured Housing Communities of Washington (MHCW) annual conference last week in Suncadia and wanted to share a few key takeaways

* Impact of Rent Control on Park Valuations
Our presentation focused on how Washington's rent control legislation has affected park values. While prices declined sharply following the bill's passage in Q2 2025, the market has

* MHCW Lawsuit Challenging Washington's 5% Rent Control Law
In January, MHCW filed a lawsuit challenging the legislation on several constitutional grounds, including Due Process, Takings, Contract Interference, Equal Protection, and Constitutional
Favoritism. The first hearing is scheduled for July 17 in Spokane Superior Court, and park owners are welcome to attend.
* Legislative Win: Certified Mail Requirement Removed
MHCW's lobbying team successfully passed legislation eliminating the requirement to deliver tenant notices via certified mail. The change takes effect in July 2026.
