HERNANDEZ AND ROBS B. HALVERSION BED AND BREAKFAST HOME BUSINESS 1. The primary use of the property shall be residential; the business shall be a secondary use. :I 2. At least one (1) person engaged in the operation must reside on the premise and must be the owner or leesee of the property. 3. The maximum number of persons employed on site shall be limited to no more than two (2) persons outside of the immediate family of the l''',1I11'1 owner. I!I1 4. Retail sales shall be incidental to the bed and breakfast business. 5. There shall be no outside storage or display of any kind, unless screened from public and neighborhood view. 6. One (1) wall sign and one (1) free standing sign shall be permitted on Ill the site. Total signage area shall be no greater than eight (8) square ,111111 feet per sign. No signs shall be lighted and no part of the sign(2) shall consist of ban ners, streamers or other moving devices. No off- premise signs shall be permitted. The free-standing sign shall not be located within nor project over the public road right-of-way. 7. All guest and employee parking shall occur on the project site. , 8. All traffic must be traveling in a forward motion when entering or II III leaving the project site. 9. The maximum number of bedrooms within the existing residential structure used for the bed and breakfast business is limited to a maximum of six (6). 10. Security and other lighting shall be hooded or directed away from the adjoining public right-of-way and adjacent properties and not create a glare to passing traffic nor adversely affect surrounding properties. 11. As a home business, the bed and breakfast shall not adversely affect the use or enjoyment of surrounding properties and shall be - consistent with and maintain the rural character of the surrounding ' rII area. „k 12. Written notice of the issuance of a certificate of compliance for a bed and breakfast home business shall be given to all adjacent property owners. Valid complaints will be investigated by the Jefferson County Planning and Building Department. The owner must either remedy the compliant through the Department or resolve the issues of the complaint befor e p the Jefferson Cou nty Board of COmmissioners ssione rs to maintain the certificate of compliance and continued use as a home .,„ business.
