Setbacks and Height Limit(Table 6-1,JCC 18.30.050): • Street: 20 ft.from the road right-of-way(may be reduced administratively under certain circumstances) • Side: 5 ft.from property line(reduction requires a major variance which includes noticing and a public hearing) • Shoreline(JCC 18.25.410): 30 ft.from Ordinary High Water Mark,see Beckett Point Assessor's Plat for"Historic Building Line". • Jefferson County Code has a 35 ft height limit. Vehicle Parking(JCC 18.30.100): A minimum of two(2)on-site(off street)parking spaces shall be provided for each residence. Stormwater/Lot Coverage(JCC 18.30.070): Each proposal must meet the 2005 Dept.of Ecology Stormwater Manual for Western Washington. If the proposal does not meet the prescriptive requirements of the manual,an engineered plan is required. Archaeological(JCC 18.15.090 and JCC 18.30.160): Beckett Point is a known archaeological site. As such,all development proposals are sent to the Dept. of Archaeology and Historic Preservation(DAHP),Jamestown S'Klallam Tribe and the Skokomish Tribe for comments. The typical comments range from requiring an archaeological monitor be present for any land disturbing activity to requiring a full archaeological survey of the site. There may be construction methods that can be used to minimize the amount of land disturbing activity and consequently may minimize or eliminate the need for an archaeological study. Jefferson County recommends the applicant and their design professional work with DAHP and the tribes to determine requirements for the individual site and proposal. The community is working on a"preconstruction" elevation certificate.
