BETWEEN THE DISCHARGE POINT AND ANY PROPERTY LINE, STRUCTURE,
STEEP SLOPE, STREAM, WETLAND, LAKE, OR OTHER IMPERVIOUS SURFACE.
SENSITIVE AREA BUFFERS MAY COUNT TOWARD FLOWPATH LENGTHS.
A MAXIMUM OF 700 SQUARE FEET OF ROOF AREA MAY DRAIN TO EACH
SPLASHBLOCK.
A SPLASHBLOCK OR A PAD OF CRUSHED ROCK(2 FEET WIDE BY 3 FEET LONG

3.) The septic system that serves this residence is sized for 600gpd or up to 5 bedrooms.
Use of the additional rooms in this 3 bedroom residence as guest rooms bedrooms, etc.
will requires a building permit. A bedroom restrictive covenant recorded to the property
title may be required for future building permits for any other heated living space permits.
4.) The project shall adhere to the Best Management Practices (BMPs)to control stormwater,
erosion and sediment during construction. BMPs shall address permanent measures to
stabilize soil exposed during construction, and in the design and operation of stormwater
and drainage control systems.
5.) Outdoor residential storage shall be maintained in an orderly manner and shall create no
fire, safety, health or sanitary hazard.
6.) Not more than 2 unlicensed vehicehall be stored on any lot unless totally Ailed
from view of neighboring dwellings and rights-of-way. Such screening shall meet all
applicable performance and development standards specific to the district in which the
storage is kept, and shall be in keeping with the character of the area. Screening shall
meet the requirements of Chapter 18.30 JCC. Outdoor storage of 3 or more junk motor
vehicles is prohibited except in those districts where specified as an automobile wrecking
yard or junk(or salvage)yard and allowed as a permitted use in Table 3-1 or Chapter
18.18 JCC, and such storage shall meet the requirements of JCC 18.20.100, Automobile
wrecking yards and junk(or salvage)yards. In no case, shall any such junk motor
vehicles be stored in a critical area.
7.) Lighting fixtures shall be designed and hooded to prevent the light source from being
directly visible from outside the boundaries of the property. The intensity or brightness of
all lighting, during construction and after project completion shall not adversely affect the
use of surrounding properties or adjoining rights-of-way.
8.) Exterior lighting for residential uses shall not exceed twenty feet(20') in height from the
finished grade, excepting when such lighting is an integral part of a building or structure.
Ground level lighting is encouraged.
9.) Minimum setback from Fern Gully Road right-of-way shall be 20 feet. Minimum side and
rear yard setbacks shall be feet.
10.) The building height is not to exceed 35 feet.
11.) Maximum lot coverage is not to exceed 25%. Lot coverage is defined as amount of
impervious surface which includes roof tops, driveways, concrete, etc.

As you know the owner/contractor has made several changes to the original plan
for the subject house. When the icf foundation was replaced with standard PCC stem
wall footings there were several items deleted. One was the short icf walls in the
basement in the room noted as the theater. Those walls to the support the upstairs walls
in the dining area. Since there is no support,the header beam, a GLB was used to span
the opening between the a joining walls and straps were used to transfer the lateral load
between those two walls. To carry the lateral load between them the inside face of the
two adjacent rooms will be sheathed in Y2"rated material,nailed at 4"o.c. on the edges
and 12"in the field with 2"blocking on all edges.

Dear Permit Holder,
It has come to our attention that your building permit No. BLD (2—OD21g was issued
on [U 1/4 003 As you may know, on December 3, 2012, the County Board of Commissioners
adopted the 2009 International Residential and Building Codes and established new time limits, per
Ordinance No. 12-1203-12.
Pursuant to this Ordinance, as of January 1, 2013, if your permit is less than five years old, additional
renewals may be approved. Any permits older than five years must have their work finalized by our
inspectors by Dec. 31st, 2013, or your permit will be cancelled (further extensions may be granted by
the building official). Having your building receive and pass all of its required inspections is valuable to
you as it is your assurance that your building meets adopted standards for quality and safety.
Additionally, having documentation that your building has passed required inspections may be required
from lenders or buyers if you ever decide to sell or re-finance your building.
This is the only notice you will receive. In the event that your building permit is cancelled and your
construction is not finalized by the building inspectors, the County may choose to record a "Notice to
Title" on the property, to document the property is out of compliance with the County's development
codes.
