The Administrator finds that this application complies with applicable provisions of the Unified Development Code, all other applicable ordinances and regulations, and is consistent with the Jefferson County Comprehensive Plan and Land Use map. 2.) As the Parcels are found exempt from RCW 58.17 and Jefferson County Code 18.35, a title report is not required. It is the property owner's responsibility to identify and rectify any security interest, conveyances, encumbrances, easements or restrictions affecting the subject properties involved in this county reviewed exemption. 3.) The parcel has been designated as RR 1:5 Rural Residential under the Jefferson County Comprehensive Land use Map effective August 28, 1998. 4.) On 7-7-2014, Sherrie Shold in the Assessor's Office commented as follows: I have reviewed this division and have no objections. 5.) On 7-7-2014, Pat Perryman in the Assessor's GIS department commented as follows: I have no concerns with the property going forward with the lot certification. 6.) RCW 58.17 requires regulation of the division of land and was passed in 1969. 7.) Jefferson County determined that this proposal is categorically exempt from review under the State Environmental Policy Act(SEPA) pursuant to WAC 197-11-800(6)(a). If the Lot Certification is approved and the lots remain in two separate ownerships, we will not be able to complete the Lot Certification process. Lots 194, 195 and 196 were consolidated in June of 1998 at owner's request (letter attached). The parcel numbers are 966900152 and 966900154. 2. I am not sure but I think that both parcels would have to be under the same name to be considered for a Lot Certification. Ricky Carter owns Lot 193 and the Carter Family Trust owns Lots 194, 195&196. Even though Ricky is the Trustee of the Trust,the ownership record is not the same.
