No conditional use permit can be granted unless consistency with the performance standards of JCC 18.20, the development standards of JCC 18.30, the procedural requirements of JCC 18.40.280, and the approval criteria of JCC 18.40.530, and other applicable requirements of the UDC have been satisfied. Approval of the conditional use is effective for three (3) years from the date of original approval. If a building permit has not been issued within the three (3) year period, the conditional use approval will expire. The following questions will assist in the evaluation of the conditional use request: 1. Describe the requested conditional use.Replace the existing 95' cell tower with a 180' lattice tower. Add an equipment shelter (TMO) and 3 panel antennas/ 3 remote radios. 2 5' Microwave dishes with . ancillary cable & coax on an 8'X8' platform within the lease area.Erect a temp pole for ATT existing antennas. Move ATT antennas to new tower once erected and remove the temporary facility 2. Explain how the conditional use is harmonious and appropriate in design, character and appearance with the existing or intended character and quality of development in the vicinity and with the physical characteristics of the subject property. This is a zone in which telecommunication facilities are encouraged in code. It is a remote site where the installatinn will be viewed by few local residents The existing tower was approved in this location. Photosims are included 3. Describe the infrastructure including but not limited to roads, fire protection, water, wastewater disposal, and stormwater control which will serve the requested conditional use. This is an existing tower site. No new roads will be constructed. It is an unmanned facility using no water or need of waste water facility An_erosion_plan will he suhrnitted with the hlrilding perm( applicatinn to address the temporary access and brush deeming 4. Will the proposed conditional use result in the siting of an incompatible use adjacent of an airport or airfield? TowAir Report included here show no registration or lighting required. 8. Are there any significant adverse impacts on the human and natural environments caused directly by the conditional use?If yes, can these impacts be mitigated? No. 9. Describe how granting the conditional use will not be materially detrimental to uses or property in the vicinity of the subject parcel. This installation would not impact the usage of property located in the vicinity. Proximity to cell towers do not reduce the value of property (study available) or restrict in any way the use of private or public property in.the vicinity. 10. Describe how granting the conditional use will not be substantially detrimental to the public interest. Granting this conditional use will IMPROVE communications and provide options to the public for emergencies and daily usage There is no suhstantially detrimental affect to the public interns 11. Does the conditional use have merit and value for the community as a whole? Yes. improved general connectivity for voice and data. Provide additional carrier options. Provide better service to carrier customers in the community for emergency situations/ 12. Describe how the conditional use complies with all other applicable criteria and standards of the Jefferson County Code (JCC) and any other applicable local, state or federal law; and more specifically, conforms to the standards contained in JCC 18.20 and JCC 18.30. Project proponents should discuss the relationship of these requirements to their project with the Regulatory Program of the appropriate U.S. Army Corps of Engineers District. DATA LIMITATIONS The Service's objective of mapping wetlands and deepwater habitats is to produce reconnaissance level information on the location, type and size of these resources. The maps are prepared from the analysis of high altitude imagery. Wetlands are identified based on vegetation, visible hydrology and geography.A margin of error is inherent in the use of imagery;thus, detailed on-the-ground inspection of any particular site may result in revision of the wetland boundaries or classification established through image analysis. The accuracy of image interpretation depends on the quality of the imagery, the experience of the image analysts, the amount and quality of the collateral data and the amount of ground truth verification work conducted. Metadata should be consulted to determine the date of the source imagery used and any mapping problems. Wetlands or other mapped features may have changed since the date of the imagery or field work. There may be occasional differences in polygon boundaries or classifications between the information depicted on the map and the actual conditions on site. DATA EXCLUSIONS Certain wetland habitats are excluded from the National mapping program because of the limitations of aerial imagery as the primary data source used to detect wetlands. These habitats include seagrasses or submerged aquatic vegetation that are found in the intertidal and subtidal zones of estuaries and nearshore coastal waters. Some deepwater reef communities (coral or tuberficid worm reefs)have also been excluded from the inventory. These habitats, because of their depth, go undetected by aerial imagery. DATA PRECAUTIONS Federal, state, and local regulatory agencies with jurisdiction over wetlands may define and describe wetlands in a different manner than that used in this inventory. There is no attempt, in either the design or products of this inventory, to define the limits of proprietary jurisdiction of any Federal, state, or local government or to establish the geographical scope of the regulatory programs of government agencies. Persons intending to engage in activities involving modifications within or adjacent to wetland areas should seek the advice of appropriate federal, state. or local agencies concerning specified agency regulatory programs and proprietary jurisdictions that may affect such activities.
