Based upon the findings, parcel number 901083001 (S8, T29N, R1GOV lots 4(LS700feet) &Tax RR-21, Contig W/S17-Lt 1 TL Tax B-1/ Subj/Ease, could be segregated into Three separate parcels. This parcel is segregated by state and county roads. 2.) Contact the Jefferson County Environmental Health Department at (360) 385-9444 to determine potential limitations with regards to wells and on-site sewage requirements. 3.) To process this segregation, you will need to submit a written request to the Jefferson County Assessor's Office to have additional parcel numbers assigned. A copy of this permit will be forwarded to the Assessor's Office. Please contact the Jefferson County Assessor's Office (360-385-9105)with any questions regarding this process. 4.) Property owner should contact Assessor's office (360) 385-9105 to discuss any taxing implication. 5.) This determination does not guarantee an ability to develop these lots. All development shall comply with the on-site sewage code, the building codes and local development requirements. FINDINGS: 1.) The Administrator finds that this application complies with applicable provisions of the Unified Development Code, all other applicable ordinances and regulations, and is consistent with the Jefferson County Comprehensive Plan and Land Use map. 2.) Jefferson County Public Works commented as follows: After a review of the Department of Public Works records, with regards to the above request, the following conclusion has been reached: This road has been found on the 1915 & 1938 Jefferson County Road Map. A Quit Claim Deed was signed on December 1, 1959 for a 60' right of way located over and across SE 1/4 , SE 1/4 , and Lot 4 of Section 8, Township 29 North, Range 1 West. The county road log indicates that this road is 2.77 miles long beginning at SR20. Also, this road was approved October 19, 1959 as C.R.P. (County Road Project)#95. 3.) Washington State Department of Transportation commented as follows: Here is what I have found on SR20. Our plans"State road no.9 in Jefferson county" (sr20) have a approval date of Feb. 1924, I'm not sure of the establishment date. We have some deeds from 1924.The plans show a existing road that somewhat follows the new alignment that must have been a county road. State Road No. 9 Olympic Highway began at Jct. State Road No. 1 Pacific Highway in Olympia and headed west to Mud Bay, then northerly via Shelton, Hoodsport, and Quilcene to Discovery Bay, then westerly to Sequim, Port Angeles, and Sappho, then southerly to Forks, Amanda Park, and Hoquiam to Aberdeen, then easterly to Montesano, Elma, and McCleary, ending at a junction with itself at Mud Bay. In 1926, State Road No. 9 from Mud Bay via Port Angeles to Aberdeen became part of US 101. State Road No. 9 from Aberdeen via Montesano to Mud Bay became part of US 410. Both US 101 and US 410 followed State Road No. 9 from Mud Bay to Olympia. In 1937, State Road No. 9 was redesignated as Primary State Highway 9. 4.) Jefferson County Assessor's Office commented as follows: This parcel may be divided into 3 individual parcels. 1st parcel: ptn lying Westerly of Hwy 20 2nd parcel: ptn lying Easterly of Hwy 20 and N'ly of Anderson Lake Road 3rd parcel: ptn lying Easterly of Hwy 20 and Sly of Anderson Lake Road. This parcel is assessed as Designated Forest Land with the waterfront assessed within the Open Space/Open Space program. 5.) RCW 58.17 requires regulation of the division of land and was passed in 1969. 6.) The application was reviewed by the Jefferson County Department of Community Development staff on 5/28/2009 for the potential presence of Environmentally Sensitive Areas (ESAs) under the provisions of the Unified Development Code (UDC). After an initial Geographic Information Systems mapping review and an investigative site inspection, the following ESAs were confirmed to be present on the subject property: Wetlands, Shoreline Designation Conservancy,Susceptible Aquifer Recharge Area (SUSC), Coastal Seawater Intrusion, Stable Shoreline Slope Stability, Seismic Hazard and Landlslide Hazard Slight. 7.) The parcel has been designated as RR 1:5 and RR 1:20 under the Jefferson County Comprehensive Land Use Map effective August 28, 1998. APPEALS: Pursuant to RCW 36.70C,the applicant or any aggrieved party may appeal this final deasion to Jefferson County Superior Court within twenty-one (21)calendar days of the date of issuance of this land use decision. From: Mara Dotson, Dept. of Public Works Date: April 22, 2009 RE: Date of Road Establishment Anderson Lake Rd. # C523408 & Parcel APN 901083001 After a review of the Department of Public Works records, with regards to the above request, the following conclusion has been reached: This road has been found on the 1915 & 1938 Jefferson County Road Map. A Quit Claim Deed was signed on December 1, 1959 for a 60' right of way located over and across SE 1/4 , SE 1/4 , and Lot 4 of Section 8, Township 29 North, Range 1 West. The county road log indicates that this road is 2.77 miles long beginning at SR20. Also,this road was approved October 19, 1959 as C.R.P. (County Road Project) #95. Our plans "State road no.9 in Jefferson county" (sr20) have a approval date of Feb. 1924, I'm not sure of the establishment date. We have some deeds from 1924.The plans show a existing road that somewhat follows the new alignment that must have been a county road. State Road No. 9 Olympic Highway began at Jct. State Road No. 1 Pacific Highway in Olympia and headed west to Mud Bay, then northerly via Shelton, Hoodsport, and Quilcene to Discovery Bay, then westerly to Sequim, Port Angeles, and Sappho, then southerly to Forks, Amanda Park, and Hoquiam to Aberdeen, then easterly to Montesano, Elma, and McCleary, ending at a junction with itself at Mud Bay. In 1926, State Road No. 9 from Mud Bay via Port Angeles to Aberdeen became part of US 101. State Road No. 9 from Aberdeen via Montesano to Mud Bay became part of US 410. Both US 101 and US 410 followed State Road No. 9 from Mud Bay to Olympia. In 1937, State Road No. 9 was redesignated as Primary State Highway 9. If you have anny please contact me. Richard L.
