All other permits which are necessary to complete the work shall be obtained by the General Contractor. 2. The General Contractor shall comply with the 1985 Edition of The Uniform Building Code and all other applicable codes, regulations, and ordinances. 3. The electrical portions of the Contract shall be under separate permit. The work shall comply with all applicable codes, regulations, and ordinances. 4. The General Contractor shall verify all existing conditions prior to initiating the Work. Notify the Architect of any discrepancies. Structural Notes 1. All materials and workmanship shall conform to the drawings, specifications, and the Uniform Building Code (1985 Edition). 2. Loads: Roof Live Load 25 psf Floor Live Load 40 psf Wind Load 80 MPH, exposure B Earthquake Load Zone 3, K = 1.33 Allowable Soil Pressure 2000 psf (natural soils or compacted fill) 3. Concrete shall attain a 28-day strength of f , = 2000 psi, and mix shall contain not less than 5 sacks of cement per cubic yard and proportioned to produce a maximum slump of 4 inches. Concrete exposed to weather shall be air -entrained with an air -entraining agent conforming to UBC Standard 26-9. The air content shall be 4% - 8% by volume. Maximum coarse aggregate size shall be 3/4". 4. Reinforcing Steel shall conform to ASTM A615, Grade 60, fy = 60,000 psi. 5. Concrete protection (cover) for reinforcing steel shall be as follows: Concrete cast against and permanently exposed to earth - 3" Concrete exposed to earth or weather, #5 bars and smaller - 1-1/2". 6. Glued Laminated Members shall be fabricated in conformance with UBC.Standards No. 25-10 and 25-11. Each member shall bear an AITC identification mark and shall be accompanied by an AITC Certificate of Conformance. All beams shall be DougVs Fir and Western Woods Combination 24F-V1, F = 2400 psi, Fv = 140 psi and E = 1.6 x 10 psi. These values are for simple span beams onl�. 7. Framing Lumber shall be graded and marked in conformance with W.C.L.B. standard grading rules for West Coast Lumber No. 16 latest edition. Furnish to the following minimum standards: Joists: Hem -Fir No. 1 or Douglas Fir No. 2, Minimum Basic Design Stress, Fb = 1,200 psi, Hem -Fir F = 75 psi, Douglas Fir F = 95 psi. Beams and Stringer': Douglas Fir No. 1, Minimum Basic Design Stress, Fb = 1,350 psi. Posts and Timbers: Douglas Fir No. 1, Minimum Basic Design Stress, F = 1,000 psi. Studs, Plates and Miscellaneous Light Framing: Douglas Fir or Hem -Fir Standard Grade, or Studs Grade. Top and Bottom Plates at Bearing Walls: Douglas Fir No. 2. 8. Plywood Sheathing shall be Grade C-D, exterior glue or structural 11, exterior glue in conformance with U.B.C. Standard No. 25-P. See plans for thickness, panel identification index and nailing requirements. 9. Wood Framing details not shown otherwise shall be constructed to the minimum standards of the Uniform Building Code. Minimum nailing, unless otherwise noted, shall conform to Table 25-Q of the Uniform Building Code. 10. All Wood Plates and Blocking in direct contact with concrete shall be pressure -treated with an approved preservative. Provide two (2) layers of asphalt impregnated building paper between untreated wood and concrete. 11. Notations on Drawings relating to framing clips, joist hangers and other connecting devices refer to catalog numbers of connectors manufactured by the Simpson Strong -Tie Company, San Leandro, CA. Equivalent devices by other manufacturers may be substituted, provided they have ICBO approval for equal load capacities. 12. Contractor shall provide temporary bracing for the structure and structural components until all final connections have been completed in accordance with the plans. 13. Contractor shall be responsible for all required safety precautions and the methods, techniques, sequences or procedures required to perform his work. 14. Provide two (2) 2 x 10 headers over and double studs each side of all openings in stud bearing walls not detailed otherwise. ' 15. Plywood Roof and Floor Sheathing unless otherwise noted on plan shall be laid up with face grain perpendicular to supports and nailed with 8d nails @ 6" o.c. to framed panel edges and over stud walls shown on plans and @ 12" o.c. (10" o.c. at floors) to intermediate supports, unless otherwise noted. 16. Nail Gypsum Wallboard to all studs, top and bottom plates and blocking with cooler nails @ 7" o.c. at lowest floor level and @ 7" o.c. at upper floors. Use 5d for 1/2" wallboard, 6d for 5/8" wallboard. 17. Footings shall bear on undisturbed earth at least 18" below lowest adjacent finished grade. APPR OX .
