Dixie Llewellin, Principal Biologist 856 50th Street Port Townsend, WA 98368 360 385-6432 dixie@cablespeed.com September 6, 2016 Biological Assessment Snagstead Way Lot 3 Parcel 001 295 006 Port Townsend, WA 98368 Introduction and Project Proposal On August 30, 2016 Dixie Llewellin, of Olympic Wetland Resources, Inc. assessed existing conditions and potential environmental impacts of a proposed single family residence on a 5 acre parcel. This parcel is owned by Diane Ginther and has an approved septic system. Due to the mapped wetland on the parcel, a biological assessment is required as part of the permit application process for Jefferson County Department of Community Development. This assessment is prepared according to the current Unified Development Code, Chapter 18.22, Critical Areas as updated on the internet. Existing Conditions This long rectangular parcel is approximately 200 feet wide and feet 1300 long as measured north to south. The mapped contours on the parcel indicate a drop in elevation of 190 feet from the proposed building envelope in the north to the ponded wetland in the south. The upper northern section of the property slopes gently to the south and encompasses both the existing septic system and the proposed home site. There is a large mapped wetland along the southern edge of the property that extends off site.
