Dear Mr. Fleming,
Thank you for reviewing our stormwater management plans for the referenced site. We have
revised County stormwater forms, and our overall stormwater plan(all attached) as follows:
• We revised the Stormwater Calculation Worksheet (attached) to show the correct parcel area,
317,948 SF (7.299 acres).
• Based on County Figure 1: New Development (Figure 2.4.1 from the 2014 SWMMWW,
Volume 1, page 2-5); with less than 35% existing impervious coverage, and more than 5,000
SF of new impervious surface, this project is clearly a"Large" Project, and therefore requires
us to address all ten minimum stormwater management requirements:
1. Preparation of Stormwater Site Plans
2. Construction Stormwater Pollution Prevention
3. Source Control of Pollution
4. Preservation of Natural Drainage Systems and Outfalls
5. On-site Stormwater Management
6. Runoff Treatment
7. Flow Control
8. Wetlands Protection
9. Basin/Watershed Planning
10. Operation and Maintenance

• The applicant's Stormwater Site Plan Submittal Template (attached) has been corrected to
reflect full on-site dispersion rather than infiltration. The ten minimum stormwater
management requirements are addressed within the Template. We have added discussions of
Environmentally Sensitive Areas (ESAs) including wetlands and the DNR stream, and have
added the approximate extent of wetlands to the site plan.
• Approximate dimensions of native and non-native vegetation have been added to our site plan.
• We have determined the minimum required width of native vegetation in the proposed full
dispersion flow path to be 75 ft. As outlined in the SWMMWW Volume 5, page 5-37, the
required flow path must be three times this width,or 225 ft. We have outlined a 75 ft wide by
225 ft long full dispersion flow path through mostly native vegetation on the site plan, and
• Mr. Smith is prepared to grant a stormwater protection easement using the attached
(uncompleted) STORMWATER MANAGEMENT FACILITY MAINTENANCE
AGREEMENT. Section 2.0 of this agreement references our proposed 75'x225' Preserved
Area is shown on the Site Plan with Existing Conditions and Proposed Stormwater
Management Feature (April 10, 2017, by Streamline Environmental), attached. Once
approved by your office,the applicant will mark the proposed Preserved Area in the field prior
to construction activities.
