2. All slab on grade perimeters with heated space above shall
be insulated to R-10, 24" in width.
3. Soleplates of walls shall be caulked or glued to the floor.
4. Rough opening around door and window jambs and sills
shall be sealed to prevent air infiltration. These areas shall
be caulked to provide an air -tight seal.
5. Caulk around plumbing or electrical runs which penetrate
the building "shell" to provide an air -tight seal.
6. All floor insulation shall be in to the required
R-value, and shall be supported in a approved manner with
wire or netting, etc.
7. All air ducts, excluding vent ducts, passing through unheated space shall
be insulated to R-I 1.

General Notes
1. All construction to conform with the Uniform Building Code
(1991 Edition).
2. All Dimensions are to face of framing or face of concrete
unless noted otherwise. Do not scale drawings for critical
dimensions.
3. Verify all existing conditions before commencing with
construction - notify Patina Design of any significant deviations
from conditions indicated on Drawings.
4. All footings and piers to bear on undisturbed soil free of
organic topsoil.
5. All smoke detectors as indicated on plans shall be A/C
type, powered by building wiring.
6. Exhaust fans in all bathrooms and laundry room shall be
vented directly to outdoors with smooth, rigid, non -
absorbent duct (flex ducting is not allowed), and shall
provide five (5) air changes per hour (min.).
7. All exterior doors shall have a dead bolt with 1/2" min.
throw and an observation port.
8. Provide solid blocking Q all mounting locations for stair
handrails, door bumpers, towel bars, grab bars, closet rods,
etc. Verify location with Patina Design if not on Drawings.
9. Top of stair handrails to be 34" above nose of treads -
return ends to wall or post.
10. Insulate hot water supply pipes from water heater to
destination fixtures and insulate all water pipes where
they extend into unheated (crawl space, etc.) locations. Use
closed -cell type foam insulation.
11. Non -toxic materials and practices shall be used when possible.
