I will need a revised site plan, however all of the items I am requesting should be items that you can take care of yourself rather easily. When we last spoke I tentatively had Tuesday, October 24th date for the hearing. If you can get the requested information back to me completed within a week that should keep us on track for this date. Hearings are held in the afternoon, I will confirm the exact time as it approaches, but I believe it would be at 3:OOpm. The hearing will be noticed just as the notice of application was, the notice publish date would be on October 11th. The notice board will need to be posted on the property on the 11tH The application should paint a picture of the request for those reviewing it and support the request. The items I am requesting are items to make it a complete, clear and well documented application. Please submit information as requested: A sliding door is identified in the building plans on the waterward side of the proposed residence. If access to a deck or stairs is requested this needs to be identified on the site plan and addressed as part of the shoreline variance proposal as it would be located within the reduced buffer request. If this sliding door is not proposed to be used, then you will want to speak with the plans examiner for requirements on placement of a bar to prevent the door from use. It is my understanding that in support of the request the area between the existing septic system and the proposed residence (outside of the driveway) is a naturally vegetated area with tree canopy to be preserved. I have not been able to located photos from Pat's site visit in January which supports this for the file. Are you able to submit photos of this area in relation to the property? The total new structure area on the stormwater calculation worksheet is identified as 2,307 sq/ft. However, the roof area for the 1,491 sq/ft residence, 484 sq/ft garage and 60 sq/ft porch calculates out to 2,035 sq/ft. Please indicate if a correction to the stormwater management worksheet is needed or if there is additional proposed roof area not being addressed. The site plan identifies downspouts to splash blocks, the stormwater template submitted indicates drywells to be used. To be clear the site plan needs to identify the method to be used, therefore, I am reviewing for downspouts to splash blocks. If a drywells are to be used they would need to be identified on the site plan. 4. The following are clarifications needed to the site plan: a) The site plan needs to display accurate locations of existing and proposed development. I have attached a record of drawing from the septic system which identifies the locations of the septic tanks and transport line. Please identify the septic tanks, transport lines, and the proposed transport line to the proposed home accurately. If the transport line connection from the existing line to the proposed residence will need to removed additional native vegetation (trees) please indicate. Attached is the record of drawing for the septic system, it would be my recommendation that this site plan be revised with the appropriate information and be used for the site plan for the building and shoreline permits. b) It appears that the proposed porch is not identified on the site plan, please identify the porch to the site plan. c) Please identify the area/limits of existing vegetation/tree canopy between the septic system and the proposed home which is being avoided to remove as part of the request to locate the proposed residence further waterward. Please also identify the clearing limits on the site plan to avoid further vegetation removal. This will support the residence location be located as far landward as possible. d) The locations of the proposed mitigation plantings need to be identified in the accurate locations per the Mitigation Plan prepared by Olympic Wetlands Resources and reference to be planted as identified in the report. Currently the site plan only identifies a portion of the area without referencing planting plan. e) The standard 150 foot shoreline buffer needs to be identified on the site plan. f) It is my understanding the existing trailer is to be removed, please identify this in a legible manner on the site plan. 5. The Assessors Records indicate that Karl is the property owner. The permit application format this time is only signed by Cindi.
