CONDITIONS OF APPROVAL
1) The wetland edge was not delineated because it was well outside
of the proposed development. Wetland was assumed to be a Class II
wetland with a minimum buffer of 50 feet required. Overlapping of
wetland buffer with fish and wildlife habitat area is also assumed.
Wetland buffer is assumed to extend beyond fish and wildlife
habitat area buffer. Applicants may enhance wetland buffer by
planting native species, however, no additional alteration shall be
made to the wetland buffer without prior authorization by the
Critical Area Administrator.
2) Chimacum Creek is a Type 2 fish bearing stream with a minimum
buffer requirement of 100 feet. Based on map reviews, the associated
wetlands extend beyond the minimum 100 foot buffer required for
fish and wildlife habitat areas. Buffer distances shall be measured
from the wetland edges or from the top of the bank of Chimacum
Creek, whichever is greater. Fish and wildlife habitat area buffers
shall remain naturally vegetated. Should buffer disturbance occur
during construction, replanting with native vegetation shall be
required by the Critical Area Administrator.
3) Applicants may enhance fish and wildlife buffers by planting
native species, otherwise no additional alteration shall be made to
the fish and wildlife habitat area buffer without prior
authorization by the Critical Area Administrator.
4) The proposed development, as stated above, lies at least 60
feet above the floodplain, and a minimum of 300 feet from the
nearest critical area buffer. The proposed development shall be
located on the subject property exactly as identified on the
Universal Plot Plan, or other Site Plan, approved by the County as
part of the triggering permit application.
