We are about to sell the legally described parcels of real property set forth on the Minimum Bid Sheet pursuant
to the Judgment and Order of Sale of the Jefferson County Superior Court dated November 8th, 2017 under Cause
Number Tax 704.
It is Ordered, Adjudged and Decreed that each and all of you named in the Notice and Summons, known and
unknown, and all persons having or claiming to have an interest in or claim against the several parcels of real
property herein described (except those redeemed because of payment, listed in Certificate of Delinquency No. Tax
704) be and they are hereby forever barred and foreclosed of all right, title, and interest in and to the said several
parcels of real property, and of all right and equity of redemption therein from and after the sale thereof under this
decree.
Terms of the Sale
All sales will be made by auction to the highest and best bidder, for cash, cashier check or money order. Bids
will be increased in increments of no less than $50.00.
If, at the conclusion of bidding on a particular parcel, the highest bidder does not have the exact amount of the
bid, such bidder will be allowed time to obtain it and to pay such amount prior to or at the time of the sale of the
last parcel listed on the Minimum Bid Sheet. All successful bidders will have no more than 60 minutes from
the end of the sale to obtain the exact amount of their successful bid. At the end of the 60 minutes, if payment
is not then made, in the Jefferson County Treasurer’s Office, the bid will be deemed rejected, the bidding on that
parcel will be reopened, and the defaulting bidder will be excluded from the bidding.
The Treasurer's Tax Deed will be issued within thirty (30) days of this sale. The parcels are offered for sale "where
is" and "as is" without any representation or warranty, expressed or implied. We would like you, as a potential
buyer, to be aware that any parcel of property subject to foreclosure could have environmental issues. We
encourage all potential buyers to research all parcels fully.
Qualified Bidders
No person who is a county employee or officer may bid at this sale, nor may such person bid as an agent or
allow any agent to bid on their behalf (R.C.W. 84.64.080).
Competing Liens
These sales may be subject to all special assessment liens of other taxing districts and competing federal liens
not extinguished by this sale, whether known or unknown. LID and IRS liens, where known, will be announced.
LID liens must be brought current. The amount needed has been included in the minimum bid.
Redemption Rights
No one claiming any right, title, interest or estate in the property may redeem at this time or hereafter; EXCEPT,
the real property of any minor, or any person adjudicated to be legally incompetent may be redeemed at any time
within three (3) years after the date of the Treasurer's Tax Deed.
Excess Proceeds
Any proceeds from any sale in excess of the minimum bid will be held by the County Treasurer up to three (3)
years, to be refunded upon proper application of claim by the record owner.
Name and Address of Deed
If you are the successful bidder on any parcel, please list your name, address, and zip code exactly as it should
appear on your receipt and your deed. Please come forward and get your receipt from us at that time.
County as Bidder
If no other bidder bids the minimum bid amount on any parcel, that parcel shall be announced as sold to the
county for said amount.
