AMENDING ORDINANCE NO. 09-0801-94
JEFFERSON COUNTY ZONING CODE
AMENDMENT TO SECTION 3, DEFINITIONS:
Replace as paragraph to Subsection 3010 DEFINITIONS, #60:
LOT LINE FRONT: Any property line of a lot which abuts a public street, private street or
dedicated vehicular access easement is considered a frontage and shall meet the minimum front
yard setback requirements of this code 0 On a comer lot, or lot bounded by more than one
public or private street or dedicated vehicular access easement, the front lot line shall be the
lot line providing principle access for the adjacent street. In addition to the aforementioned,
setback requirements in this ordinance for corner lots shall be measured from all streets abutting
the lot.
AMENDMENT TO SECTION 12, BULK AND DIMENSIONAL REQUIREMENTS
Add to Subsection 12.20 BULKo DIMENSIONAL AND GENERAL REOUIREMENTS, Table
#1:

AMENDMENT TO SECTION 12, BULK AND DIMENSIONAL REQUIREMENTS
Replace as paragraph to Subsection 12030 EXCEPTIONS, #1:
The side and rear setbacks provided in Section 12020 shall not apply to outbuildings found in
residential or agricultural use such as detached garages, storage sheds or tool sheds, excepting
that all buildings shall be a minimum of five (5) feet from side and rear property lines and ten
(10) feet from any street right of way or alley 0
AMENDMENT TO SECTION 12, BULK AND DIMENSIONAL REQUIREMENTS
Replace as paragraph to Subsection 12030 EXCEPTIONS, #4:
All structures ex~~ting .fences shall not be established within the twenty (20) foot front setback
area. ~ fence wIthIn thIS twenty (20) foot setback area shall not exceed three (3) feet in height
unless It can be shown to the Zoning Administrator that the fence will not obstruct sight-
distance or otherwise effect traffic,
