HomeMy WebLinkAbout821103009 Geotech Assessment BLUFF EVALUATION AND SETBACK RECOMMENDATIONS FOR LOT 7, TALA POINT ESTATES Jefferson County, Washington GENERAL On September 30, 1989, a geological evaluation of Lot 7 in Tala Point Estates (Section 10, Township 28 North, Range 1 East, W.M., Jefferson County, Washington) was made by Norman A. Dixon, Engineering Geologist at Northwestern Territories, Inc. This study was performed for prospective purchasers who were concerned about the high steep bluff and the associated safe setDack distance from the bluff edge required for safe building construction. CONCLUSIONS AND RECOMMENDATIONS 1. Lot 7 is considered to have the most vulnerable bluff areas of all the Tala Point Estates properties. The reasons for this are as follows: a. The bluff at this location has the greatest height and steepness and is in an active state of erosion. b. The lot has a peninsula shape with consequent vulnerability from shoreline erosion on two partial sides as well as the outer point of land. 2. For the above reasons, a minimum setback distance from the outer point bluff edge of 175 feet is recommended for all permanent type building construction. This requirement will result in having the building site rather close to the cul-de-sac street entrance. 3. A less permanent type structure which could be moved, if necessary in future years, might be constructed within 100 feet of the outer point bluff. 4. A safety fence is recommended approximately 15 feet landward of all steep bluff edges to prevent accidental falls by children or vulnerable adults. STANDARD DISCLOSURE STATEMENT This report is based on a limited budget investigation. Only visual inspection of the existing site conditions and/or facility was conducted. No scientific measurements, tests or calculations were performed. The findings and report are limited to the normal standard of care of the industry for a limited budget investigation without benefit of scientific data and calculations.
