At your request, this office performed an inspection of the site on September 21 st, 2018
to observe onsite conditions specifically for geologically hazardous conditions and give
recommendations on whether a geotechnical report should be required or if a waiver
request would be appropriate. The following is a summary of onsite observations and
review of available documentation.
The parcel is relatively flat (5-8%), does not exhibit any signs of being unstable, and is
not located near any steep slopes. The nearest marine bluff is approximately 800' to the
west of the project. Soils onsite are mapped as Clallam gravelly sandy loam by the
NRCS soil survey which is not at high risk for erosion. This soil type is confirmed by the
soils encountered in test pits completed for the septic system design. Geotechnical
reports for nearby parcels stated that those parcels were stable and development for
single family residential use with onsite septic would not jeopardize the present stability
of the area. The development of this parcel is consistent with the surrounding uses and
will not decrease slope stability on adjacent properties if developed consistent with the
recommendations of the Stormwater Management Manual for Western Washington
(Department of Ecology, 2014).
It is the opinion of this office that a geotechnical report should not be required as a
condition of development of this parcel and requesting a waiver from preparation of a
geotechnical report is appropriate.
