Issue: Under appeal is the value of an improved residential property in Port Ludlow located at 94 Red
Cedar Lane. The appellants estimate the value to be $730,000 ($130,000 for the land and $600,000 for
the improvements). The Assessor's valuation of the property as of January 1, 2018 is $968,761 ($136,500
for the land and $832,261 for the improvements).
Appellant's Argument and Evidence: The appellants submitted information on sales of 5 properties they
considered comparable to the subject property. After receiving the Assessor's representative's
recommendation to adjust the total valuation to $807,852 as noted below, they stated that they agree to
this new valuation.
Assessor's Argument and Evidence: The Assessor's representative noted the comparable property sales
supplied by the appellants. While she thought the subject property to be superior to all of those other
properties, she recommended an adjustment to the subject property valuation to be a total of $807,852
($136,500 for the land and $671,352 for the improvements) "to be consistent with the neighborhood".
Decision: The Board of Equalization overrules the Assessor's original determination of value of
$968,761 ($136,500 for the land and $832,261 for the improvements) and finds that a preponderance of
the evidence supports a true and fair market value of $807,852 ($136,500 for the land and $671,352 for
the improvements).
