Mr. Cooper and Ms. Beeler's property is mapped as an unstable shoreline slope area, a slight landslide hazard area and a seismic hazard area. I have reviewed Mr. Cooper and Ms. Beeler's waiver request, available map and data, and completed the attached geohazard checklist. Mr. Cooper and Ms. Beeler will implement applicable best management practices during construction. There is an existing single-family residence on the property that has shown no impacts from the geologically hazards mapped on the property. Mr. Cooper and Ms. Beeler's stormwater permit does not trigger a geotech, as their site is less than 15% grade. The grade across the property measures at approximately 11%. Based on our available data, Mr. Cooper and Ms. Beeler's site, proposed development, and analysis from the geohazard checklist I find that the standards for a geotechnical report waiver, under Jefferson County Code_ 18.22.370, have been satisfied. Your Property contains a mapped Geologically Hazardous Area, a Critical Area as defined by Chapter 18.22 of the Jefferson County Code. Mapped Geologically Hazardous Areas may contain site features, such as soil, hydrology, or topography features that increase the risk of earth movement, which may present a risk to life and property. In accordance with permitting the construction of the items described and listed below within an Environmentally Sensitive Area, Applicant(s) acknowledge and agree as follows: 1. Applicant(s) desire to construct a detached pole building. The Property is located within a Geologically Hazardous Area with an unstable shoreline slope area, a slight landslide hazard area, and a seismic hazard area. Applicant(s) agree that they are fully aware of the risks inherent in development in a Geologically Hazardous Area and an unstable shoreline slope area, a slight landslide hazard area, and a seismic hazard area. 2. Applicant(s), as their own free and voluntary act, accept, and assume all risks of loss or damage arising out of the conditions described herein and further agree to relieve Jefferson County, its agencies, divisions, officers, agents, and employees of any liability, damages, claims, or other expenses arising as a result of or allegedly as the result of the approval of the development and the approval of the Applicant(s)' proposed development. 3.
