Distribution: FORM REV 64 0058 (5/25/2017) * Assessor * Petitioner * BOE File ORDER OF THE JEFFERSON COUNTY BOARD OF EQUALIZATION Thomas Honan/Shanty Trust Gretchen Honan Matos, Trustee Appeal No.: BOE 18-54-R Parcel No.: Parcel # 977 400 018 Issue: Under appeal is the value of an improved waterfront residential property in Port Ludlow located at 881 Olele Point Road. The appellant estimates the value to be $251,664 ($148,200 for the land and $103,464 for the improvements). The Assessor's valuation of the property as of January 1, 2018 was $321,155 ($171,360 for the land and $149,795 for the improvements). Appellant's Argument and Evidence: The appellant did not appear at the hearing. However, she noted on her petition that the home was built in 1976 and has never been updated. She also stated that comparable homes on the same street are all modern and updated. Assessor's Argument and Evidence: The Assessor's representative presented sales of three comparable properties in support of the assessed valuation. He did, however, recommend that the value of the house be reduced by $20,000 due to its condition. Decision: The Board of Equalization overrules the Assessor's original determination of value and, taking into account the recommendation of the Assessor's representative, finds that a preponderance of the evidence supports a true and fair market value of $301,155 ($171,360 for the land and $129,795 for the improvements).
