Issue: Under appeal is the value of a waterfront lot in Port Ludlow located at 881 Olele Point Road. The
appellant estimates the value to be $148,200. The Assessor's valuation of the property as of January 1,
2018 was $155,610.
Appellant's Argument and Evidence: The appellant did not appear at the hearing. However, on her
petition, she stated that the value of waterfront lots for sale in the area is lower than the assessed value of
her property.
Assessor's Argument and Evidence: The Assessor's representative presented sales of two comparable
properties in support of the assessed valuation. He did, however, note that a portion of the deck of the
appellant's house located on the adjacent parcel #977 400 018 encroaches on the subject lot. He also
stated that the two 60 foot water frontage lots (120 total feet of waterfront) are being used for one house.
Based on those two factors, he recommended a reduction on the 20 feet in excess of 100 feet per the
Assessor's standard policy and reduce the lot's value by $14,405.
Decision: The Board of Equalization overrules the Assessor's original determination of value of
$155,610 and, taking into account the recommendation of the Assessor's representative, finds that a
preponderance of the evidence supports a true and fair market value of $141,205.
