1.) 10' minimum separation required between the water line and any onsite sewage system
components including sewage transport lines.
Any stormwater component: dry well, infiltration trench/pond, foundation drains, or any
other source of water that is upgradient (above) or on the same contour MUST be setback
a minimum of 10'from any septic system dispersalarea (drainfield) and 5'from any septic
tanks.
Any stormwater component: dry well, infiltration trench/pond, foundation drains, or any
other source of water that is downgradient or lower MUST be setback a minimum of 30'
from any septic system dispersal area (drainfield) and 5'from any septic tanks.
Surface drainage, roof run-off, splash blocks, etc. must be directed away from ALL septic
components.
3.) Based on the capacity of the onsite sewage system permitted under SEP92-235 there is
no approval for kitchen or sleepting quarters in this building. lt is permitted as a garage
with game room and a bathroom only. A restrictive covenant is recorded identifying this
status.
An inspection and updated record drawing by a licensed designer are required prior to
final approval of this permit to verify that there is a 10' separation between the sewage
transport line and water line and to document the location of the sewage transport line.
The Health Department shall be notified when the sewage transport line is uncovered for
inspection.
1. Roof and other intercepted precipitation shall be routed to on-site detention ponds
and/or other approved means and allowed to be released to the soil slowly.
2. Water collected from Storm water and roof catchments may be used for watering
lawns and gardens. Unless catchment water has been treated to meet drinking water
standards, there shall be no cross connections allowed between the potable supply and
impounded water.
3. Water withdrawn from wells on each property shall not be used for watering of lawns
and/or gardens.
4. Ground water withdrawn from each property shall be restricted to a rate of three (3)
gallons per minute.
5. lnstallation of water conserving fixtures such as low flow toilets, faucets and shower
restrictors and other water saving plumbing fixtures.
6. Landscaping plan (xeriscaping, native vegetation with minimal amounts of irrigation).
Please NOTE that the above listed measures are not intended to be exhaustive, but rather
is intended to be illustrative of the types of water conservation measures.
) VOLUNTARY MEASURES OF COASTAL & AT RISK SIPZ:

2. On-going well monitoring for chloride concentratlon.
3. Submittal of monitoring data to County.
The project shall adhere to the Best Management Practices (BMPs) to control stormwater,
erosion and sediment during construction. BMPs shall address permanent measures to
stabilize soil exposed during construction, and in the design and operation of stormwater
and drainage control systems.

Water conservation measures:
) The project shall comply with n Stormwater Pollution Prevention (
Elements #1 through #12 of the Department of Ecology's Stormwater Man
Manual for Western Washington to control stormwater, erosion and sediment during
construction. BMPs shall address permanent measures to stabilize soil exposed during
construction, and in the design and operation of stormwater and drainage control systems
) Outdoor residential storage shall be maintained in an orderly manner and shall create no
fire, safety, health or sanitary hazard.
10 ) Not more than 2 unlicensed vehicles shall be stored on any lot unless totally screened
from view of neighboring dwellings and rights-of-way. Such screening shall meet all
applicable performance and development standards specific to the district in which the
storage is kept, and shall be in keeping with the character of the area. Screening shall
meet the requirements of Chapter 18.30 JCC. Outdoor storage of 3 or more junk motor
vehicles is prohibited except in those districts where specified as an automobile wrecking
yard or junk (or salvage)yard and allowed as a permitted use in Table 3-1 or Chapter
18.18 JCC, and such storage shall meet the requirements of JCC 1 8.20.1 00, Automobile
wrecking yards and junk (or salvage) yards. ln no case, shall any such junk motor
vehicles be stored in a critical area.
11.) The setback from Paradise Cove Road is 20 feet, the side setback from adjacent parcels
is 5 feet, and the setback from Hood Canal is 30 feet from OHWM
12) The building height is not to exceed 35 feet.
13 ) Maximum lot coverage is not to exceed 25%. Lol coverage is defined as amount of
impervious surface which includes roof tops, driveways,etc.
15 ) The site plan, as submitted with the building permit application on May 31,2018 has been
reviewed for consistency under the UDC, and has been approved by Jefferson County
Department of Community Development. Any modifications, changes, and/or additions to
the stamped, approved site plan dated July 30,2012 shall be resubmitted for review and
approval by Jefferson County Department of Community Development.
16 ) This approval is for a New Detached Garage only. Any future permits on this site are
subject to review for consistency with applicable codes and ordinances and does not

Please see the enclosed renewal notice for your approved building permit.
Jefferson County Code 15.05.060 under Expiration, states a building permit is deemed abandoned and will be cancelled if
work has not been completed within 5 (five) years of issuance. Our records indicate your permit is approaching or has
passed this time frame.
Please consider this your only reminder, after this year's renewal fee has been paid, you will have 1 (one) year left to
complete your project before your permit is cancelled and allfees and code vesting will be forfeited. A notice to title may
also be placed on your parcel for "incomplete construction".

(4) Expiration. Every permitissued is valid for a period of one year from the date of issuance. The building official is
authorized to grant, in writing, one or more extensions of time, for periods of up to one year each. The total time period for
such extensions shall not exceed four calendar years in addition to the original one-year term of the permit. No permit
shall be issued without payment of all fees due. Each extension shall be requested in writing and the applicant shall
demonstrate justifiable cause for the extension(s). Any building permit that is otherwise valid upon the effective date of the
ordinance codified in this section which has /ess than one year remaining on lfs /asf lawful extension of validity (as
established by this section) will be eligible for one additional extension not to exceed one year. Any building permit that is
otherwise valid upon the effective date of the ordinance codified in this section which has more than one year remaining
on the extension(s) that can be lawfully requested with respect to that permit shall be entitled to not more than four more
exfensions of one year, but in no event shall any of the four exfensions that may be granted with respect to such a permit
in accordance with this provision make said permit valid past December 31 , 2016. Additional time extensions of one year
each beyond those authorized by this section may be granted by the building official based on written request of the
applicant indicating justifiable cause or hardship. [Ord. 12-12 $ 3; Ord. 3-98 SS 6.20, 6.30]

of this covenant to limit the number of bedrooms on this property to 2
