As you requested, we have reviewed the change in the concrete perimeter foundation wall. We
understand the following:
. You would like to make the front concrete foundation wall (north foundation wall under the garage
doors) approximately 5' tall.
. The back wall (south elevation) will be approximately 10' tall.
. The 20' by 8" tall footings have already been placed. The reinforcing used was per the Structural
Notes on Sheet S1.1 of the drawings "A Garage and Loft for Rick and Lisa Witte" originally dated
August 4,24fi:
o #5 at 16' on center (o.c.) for walls that are 4'-0" or shorter
o #5 at12" o.c. for walls that are 8'-0" or shorter
We recommend the following:
r lt is acceptable that #5 at '16" o.c. be used for walls that are 5L0" or shorter that span between the
footing and the garage slab, and do support soil lateral loads.
c lt is acceptable that #5 at12" o.c. be used for walls up to 10'-0'r tall that span between the footing
and the garage slab, and do not support soil lateral loads.
. A 30!' lap is acceptable where the reinforcing from the footings has already been placed along the
(front) north wall (where the wall was going to be shorter). A 36" lap should be maintained per the
remainder of the locations per the Structural Notes).
