When we turned it in and worked with Sally Ellis, there was an issue with the scale, and Sally assisted us to correct. I wonder if the scale printed on the form, now doesn't match the scale of the corrected drawing? I have copied Sally on the email as she would be able to shed light on the changes we made. She was very helpful . As I understand from Emma's letter the submitted site plan scale is shwos a 1"=30" and the site plan scale is 1"=20'? Not sure what needs to be corrected to meet Emma's request. Hi Sally, if you have any input that would be great,. I scanned the copy of the site plan for your reference. Hoping this is a minor fix. Your prior plot plan showed the water line entering along the east wall adjacent to the home,approximately 10' from the corner. The health code requires that you maintain 10'of separation from any water line to any sewage component. Please confirm that your water line will enter the home a minimum of 10'from the SE corner and the sewage line will exit as shown on both plans (along the south wall.) • Because you are adding a bathroom and another heated room to this septic system,that already supports your home,you may need to record a restrictive covenant to the title regarding the number of and type of rooms the county is permitting to be a part of this existing septic system. Please provide a current floor plan of your existing home,if the existing home plus the proposed Rec room meet our minimum requirements I will be able to sign off our review of this building application w/o recording additional documents,if the rec room causes you to exceeds the number of rooms allowed then I will need you to record a restrictive covenant. I will fill this out and provide to you if needed. Please call me if you would like to discuss any of these issues. I apologize these items were not brought up during your application intake. It is fine to use the recent submission (Dwight's plan); however, it must be resubmitted on 11" x 17" paper and use an engineer's scale. Everything on the Suzanne Martin site plan should match.Alternatively,you can add the stormwater information on Suzanne's site plan and submit it to me as a revision. It is your choice either way. My job is to make sure we have consistent and clear plans for all of the reviewers and that are correctly sized for scanning into records. For example,the garage is not the required 20' setback from the edge of the property line fronting the road. It not a simple fix that I can redline and change the scale.You need to ensure that the home and septic system are shown at the correct size and location. Also, Lot 12 is only 50'feet width.The garage is proposed 40'width.There must be 5'setback from the sideyard setback. If the garage is centered on the lot,there would be 5'on each side. If the garage infringes into the sideyard setback for the lot line dividing lot 12 and lot 13, a Declaration of Restrictive Covenant will be required.
