Mr. Earl Miller:
I received a reply from our Port Ludlow planner regarding your inquiry about Parcels 968700107 and 968700112 in Port
Ludlow's Master Planned Resort (MPR). The findings are listed below:
• The two parcels are zoned MPR Single Family (MPR-SF)
• The combined area of the parcels is 3.276 acres (142702.56 sq.ft.)
• The parcels cannot be combined because it would result in more than one residence per parcel.
• Zoned density of MPR-SF is four Dwelling Units per Acre (4 DU/AC) with minimum lot area of 5000 square feet.
• Jefferson County Code (JCC) prohibits further subdivision of existing subdivisions in the MPR.JCC 17.10.020(5)
• The two parcels are in an existing subdivision "The Plat of Ludlow Beach Tracts".
• JCC 17.10.070 Accessory dwelling units prohibited. Accessory dwelling units (ADU) shall not be allowed in the
MPR-SF zone.
• JCC 17.110.020(3) Accessory uses and structures are permitted, such as garages, carports, storage buildings and
similar structures supporting the residential environment, when clearly subordinate and supplemental to a
permitted use.
Therefore, each parcel must remain distinct with one residence per parcel. ADU5 are prohibited.

This parcel is located within the heritage register layer provided by DAHP for Old Fort Townsend State Park.This is why
