Parcels 702144021 & 702144020 in Section 14, Township 27 North, Range 2 West, Tax 38 & 34, located at 504 W
Columbia St., Quilcene, WA 98376
CONDITIONS:
1.) CONSISTENT W|TH RCW 84.56.345, CURRENT YEAR AND ALL DELTNQUENT PROPERTY TAXES
INCLUDING COMPENSATING TAX FROM OPEN SPACE PROGRAM SHALL BE PAID IN FULL PRIOR TO
RECORDING THE STATEMENT OF INTENT.2.) Consistent with JCC Title 18.35.080 (3), the applicanUsurveyor is responsible for submitting Statement of lntent
to the Department of Community Development and referencing said Statement on the face of the survey. The
Statement of lntent current recording fee are $101.50 (plus $1 for additional pages) payable to the Jefferson
County Auditor shall be submitted to the Department of Community Development (an Excise Tax Affidavit will
need to be completed for the Statement of lntent, see attached form). The survey mylar and current recording
fee of $185.50 payable to the Jefferson County Auditor shall be submitted to the Department of Community
Development for department signatures and recording of said mylar.3.) This approval is for a Boundary Line Adjustment only. Any future permits on this site are subject to review for
consistency with applicable codes and ordinances and does not preclude review and conditions which may be
placed on future permits.4.) Approval of this Boundary Line Adjustment does not guarantee the approval of any future county permits and/or
approvals.5.) Both parcels in the proposed boundary line adjustment have a pending open space approval; both parties will
need to sign the Notice of Continuance [Box 6] on the Real Estate Excise Tax Affidavit (REET) that
accompanies the Statement of lntent (SOl) and on the conveyance document, only Christine Llewellyn will need
to sign in Box 6.6.) Please submit a final Mylar with signed and notarized Statement of lntent consistent with the comments
submitted by the Assessor's office dated July 9, 2019.
FINDINGS:
1.) The Administrator finds that this application complies with applicable provisions of the Unified Development Code, all other
applicable ordinances and regulations, and is consistent with the Jefferson County Comprehensive Plan and Land Use
map.2.) Jefferson County determined that this proposal is categorically exempt from review under the State
Environmental Policy Act (SEPA) pursuant to WAC 197-11-800(2XJ).3.) The proposal complies with the following criteria under JCC Title 18.35.080(2):
Consistentwith JCCTitle 18.35.080 (2)(a), the proposalwillnotcreatean additionallot, tract, orparcel.
Consistentwith JCC Title 18.35.080 (2Xb), the proposal is notwithin a binding site plan.
Consistent with JCC Title 18.35.080 (2)(c), the proposal will not Diminish or impair drainage, water supply,
existing sewage disposal, and access or easement for vehicles or pedestrians, utilities, and fire protection for
any lot, tract, parcel, or site.
Consistent with JCC Title 18.35.060.(2Xd), the proposal will not diminish or impair any public or private utility
easement or deprive any parcel of access or utilities.
Consistent with JCC Title 18.35.060 (2)(e), the proposal will not diminish or impair the functions and values of
critical areas designated under Chapter 18.22 JCC, or create an unsafe or hazardous environmental condition.
Consistent with JCC Title 18.35.060 (2Xf), the proposal will not create unreasonably restrictive or hazardous
access to the property;

Consistent with JCC Title 18.35.060 (2Xh), the proposal will not replat or vacate a short plat or long plat, or
revise, amend, or violate any of the conditions of approval for any short or long subdivision
The Geographic lnformation Systems mapping review identified the following CriticalAreas on the subject
property: Type "F" Stream; Wetlands; Seismic Hazard.
APPEALS:
Pursuant to RCW 36.70C, the applicant or any aggrieved party may appeal this final decision to Jefferson County Superior Court
within twenty-one (21) calendar days of the date of issuance of this land use decision. For more information related to judical
appeals see JCC 18.40.340.
