Issue: Under appeal is the value of a "Kala Point Village Timeshare Interest 23-C". The
appellants estimate the value to be $1,000 ($500 for the land and $500 for the improvements).
The Assessor's valuation of the property as of January 1, 2020 is $3,500. ($500 for the land and
$3,000 for the improvements)
Appellant's Argument and Evidence: The appellants presented a list of twenty-five comparable
timeshares recently sold in the Kala Point Village condominium complex. The sales prices
ranged from $1,000 to $6,000.
Assessor's Argument and Evidence: The Assessor stated that "timeshares are extremely difficult
to value effectively". At the hearing the Assessor presented the Board of Equalization with a
revised recommended assessed value of $1,511.
Decision: After consideration, the Board of Equalization overrules the Assessor's original
determination of value and finds the value should be reduced to $1,511 ($511 for the land and
$1,000 for the improvements)
