The appellant values the property at $5,265. The Appraiser's valuation as of January 1, 2020 is $6,963. Appellant's Argument and Evidence: The appellants testimony stated that due to the lack of access to his property and the absence of utilities, his land has not increased in value. Assessor's Argument and Evidence: The Assessor's representative presented three comparable property sales ranging from $8,750 to $57,000. He added that his comparables were more representative of the neighborhood of the subject property than those of the appellants. The Assessor's representative further noted that the subject property rose in value along with all others in a robust real estate market. Decision: The law requires that the Board of Equalization presume the Assessor's valuation to be correct unless the appellant presents clear, cogent and convincing evidence to the contrary. After consideration the Board finds the appellant did not present evidence necessary to overcome the presumptive correctness of the value established by the Assessor.
