Existing House/Carport is planned to be removed. Demolition Permit- BLD20-00674 (Pending). The County
does not need to approve the demolition permit prior issuing the building permit. However, the demolition
must occur prior to the final of the building permit.
There is Residential Shoreline Designation located on the property. According to the site plan, the New Single
Family Residence (NSFR) meets the 150 ft shoreline buffer and the additional 10 ft building setback (JCC
18.25.300(2)(a)). The proposed NSFR is located in the 200 ft shoreline jurisdiction. According to JCC
18.25.560(8), the NSFR is exempt from the SMP. A Shoreline Exemption form was submitted on January
21st, 2021 and the associated fee has been paid.
The Jefferson County GIS maps show that wetlands are located in the shoreline. 2016 Ecology Photos of the
shoreline area near the proposed project area show a gravel/sand beach with no vegetation. Therefore,
wetlands are not present near the proposed project area and no further action is required.
There is a Frequently Flooded Area (VE Flood Zone) located on the property. The proposed NSFR is not
located in the frequently flooded area, therefore no further action is required.
There is a Geological Hazardous Area (Shoreline Stability Area- Intermediate Slope) located on the property.
The proposed NSFR is located more than 50 ft from the top of the bank. No geotechnical report is required.
Conditions will be made in the permit to address JCC 18.22.530(8)(b) :"All development activities or actions
that require project permits or clearing in erosion and landslide hazard areas shall provide native vegetation
from the toe of the slope to 25 feet beyond the top of slope, with an additional minimum 15-foot building and
impervious surface setback, unless otherwise allowed through a geologic assessment" .
The proposed project is located in a Coastal SIPZ. The water source will be public.
