Coastal SIPZ designation does not impose land use constraint on development of single family residences. County GIS data shows Wetland crossing Olympic Boulevard onto parcel. However, hydric soil data does not show presence of hydric soils on site. In addition, Olympic Boulevard functionally isolates the wetland, most of which is west of the road. As further evidence of functional isolation, a nearby wetland delineation report (for parcel 978900076 & 77) indicates functional isolation was established by Olympic Boulevard. Stormwater control method proposed a drywell on site, but subsequent site plan revisions removed this control from the document. A drywell was determined to not be an appropriate control for this project, and the applicant selected BMP T5.10B for a dispersion trench instead. Revised stormwater site plan has not been submitted as of 2/17/2021. Revised site plan received on 3/3/2021. This parcel was eligible for a common line buffer established per 18.25.270(5)(b)(i-iv). A buffer of 105 feet was established for this site. Project approved.
