The existing workshop/satellite bedroom is located in an Shoreline Stability Area-
Unstable Slope, and is approximately 50 ft away from a Moderate Landslide Hazard Area.
A Geotechnical Report Waiver was submitted to DCD on January 14th, 2021 and
approved by the UDC Administrator on January 28th, 2021. The Hold Harmless
Agreement was recorded on February 2nd, 2021.

for the existing workshop is allowed under JCC 18.30.050 Table 6-1(15): "Pre-existing
legal lots of record less than one acre in size in rural residential districts are subject to the
stormwater requirements in Chapter 18.30 JCC and must meet the “Area of Impervious
Surface Coverage” to the maximum extent practicable as determined by the
administrator". The Impervious Surface Memo was approved by the UDC Administrator
on January 29th, 2021.
