The applicant submitted a Drainage, Erosion, and Sediment Control Plan in October 2019
(prepared by NTI): This engineered stormwater report meets the requirements of JCC
SWMMWW Minimum Requirement #2. The submittal of a separate Construction Pollution
Prevention Plan or "small" project certification worksheet is therefore not required.
The project has an impervious surface coverage of 32%. The maximum percentage for
RR-5 is 25%. No further action is required due to exemption in JCC 18.30.050 for
impervious surface coverage.
Proposed Single New Single Family Residence is exempt from obtaining a SSDP (JCC
18.25.560(8)).
The project is located within 300' of a wetland. However, a road isolates the property from
the wetland. Therefore, no further action is required. Shoreline Code - JCC 18.25.270(4)
(c) “Buffers shall not extend across lawfully established paved roads or hardened
surfaces to include areas which are functionally isolated from the shoreline or critical
area.”
The project is located in a seismic hazard area, but no buffer is required.
2017 Geotechnical Report:"It is our opinion that the conditions at the site are sufficiently
stable for the proposed development. The slopes and soils on the site do not pose a
significant risk of landslide, erosion or liquefaction, provided construction and
maintenance follow our recommendations".
Mitigation/Planting Bed Report 2020: This report satisfies the planting recommendations
described in the 2019 Geotechincal Addendum.
