Geohazard designations of slight landslide risk and intermediate slope shoreline slope
stability do not require geotechnical report for this project per 18.22.510 and 18.22.540(2).
Moderate landslide risk area adjacent to proposed development is within 40 feet from
development, and require geotechnical report per 18.22.532(8)(b)(ii). Report submitted on
April 5, 2021 indicates that the proposal is not within or adjacent to a landslide hazard and
will not increase likelihood of any geohazard event.
FWHCA buffer of 150 feet is outside of proposed development and functionally isolated
by Sunrise road. The mapped wetland is also over 300 feet from proposed site and
functionally isolated from development--the wetland will not require delineation.
Coastal SIPZ designation will not impose land use constraints on development of SFR or
ADU.
Project ties into existing OSS on adjacent property (PID 502023024) and will require
declaration of restrictive covenant--to be prepared by EH.
Project is a small project for stormwater, and will require a small project certification
