Beaver Valley Rd is a State Road (minor arterial). The proposed manufactured home meets the 35
ft setback requirement (JCC 18.30.050, Table 6-1. Density, Dimension and Open Space
Standards, Note 11).
The adjacent parcels (821183017 & 821183005) are zoned as Local Agriculture- 20. A condition of
nuisance disclosure will be included in the permit.
According to the Jefferson County GIS Maps, there are streams and wetlands present within 300 ft
of the Manufactured Home project area. Beaver Valley Rd separates the project area from the
stream and wetland areas. Functional isolation will be applied to this project (JCC 18.22.270). No
further action is required.
There are Geological Hazardous Areas (Slight Landslide Hazard Area and Seismic Hazard Area)
located on the property. The proposed Manufactured Home is not located in these geological
hazardous areas. There is a Moderate Landslide Hazard Area located on an adjacent parcel. The
proposed home will be located over 230 ft away from the landslide hazard area, therefore a
geotechnical report is not required (the project area meets the 40 ft toe of slope setback
requirement (JCC 18.22.530(8)(b)).
The project area is located in a SUSC. No further action is required.
