There is a Commercial Forestry Parcel (CF-80, Parcel 821341001) adjacent to the proposed
project area. The proposed New Single Family Residence (NSFR) meets the 250 ft setback from
the CF-80 Parcel. Therefore, no further action is required.
According to the Jefferson County GIS maps, there is a Type "Ns" Stream (seasonal non-fish
bearing stream) located on the property. The proposed NSFR and stormwater BMP meets the
50-75 ft stream buffer. According to the 2021 Geological Assessment, "there is no surface water
on-site and therefore no risk of erosion". Therefore, no further action is required.
The proposed NSFR is located in a Geological Hazardous Area (Slight Landslide Hazard Area).
Geotechnical Reports are not required for slight landslide hazard areas. The NSFR is located on
an approximate 10% slope. The NSFR is located next to a 15% slope. According to the Geological
Assessment prepared by Stratum Group on February 1st, 2021, "the property is not a landslide or
erosion hazard area and will not be at risk of landslides or erosion. Furthermore, development will
not increase the risk of landslides or erosion as long as the recommendations of this report are
followed".
Stormwater Notes:
- Infiltration Trench meets 30 ft setback (down gradient) from septic system
- 1,534/1,000 x 75 LF = 115.05/2 = 57.5 ft minimum length req. for infiltration trench
- This site requires (2) 57.5 ft infiltration trenches
- The new driveway/parking pad is 35 ft to septic tank and 55 ft to the first leg of drain field.
