The following uses are permitted within the MPR-SFT zone: (1) Single-family detached dwelling units JCC 18.10.130: “Manufactured home” means a single-family dwelling built according to the Department of Housing and Urban Development Manufactured Home Construction and Safety Standards Act, which is a national, preemptive building code. A manufactured home also: (a) includes plumbing, heating, air conditioning, and electrical systems; and (b) is built on a permanent chassis; and (c) can be transported in one or more sections with each section at least eight feet wide and 40 feet long when transported; or when installed on the site is 320 square feet or greater. (See also “Mobile home.”) This property is located in a NO SHOOTING AREA. The existing building was permitted under BLD2019-00353-NEW POLE BLD. NO HEAT - NO PLUMBING. The proposed new manufactured home is outside of the 12% slope on the property. According to the Geotechnical Report by EnviroSound Consulting Inc. dated 09/26/2017, "It is our opinion that a 30 -foot buffer and a 5 - foot building setback from the top of the drainage channel side slopes be maintained. If the buffer is maintained any development should not have a significant impact on the overall stability of the slope due to the geology of the site and the relative stable nature of the existing slopes". The new manufactured home meets the 35 ft setback. No further action is required. According to the Jefferson County GIS Maps, there is a Type "Ns" Stream located on the property. According to the Stream Type and Location Verification Letter by C3 Habitat Corp dated 12/07/2017, "No proposed development including driveways, residential utilities and structures encroach into the regulated buffer. Silt fencing should be installed to protect the stream buffer during the construction phase of the project. A non -fish bearing stream was located and confirmed to be non -fish bearing. Per Jefferson County Code a buffer of 50 -feet is required for streams that are seasonal, non -fish bearing and have a grade of less than 20%". The proposed new manufactured home meets the 50 ft setback plus additional 5 ft building setback. No further action is required. There are no other critical areas located on the property.
