The following information is needed to continue review of your project. The building proposal requires the owner have a restrictive covenant recorded for approval. This is a different document than the one for septic system purposes. Please have the attach ed document notarized and returned to DCD for administrator approval. Once approved, DCD will contact you to get the document recorded with the Jefferson County Auditor's Office. Additionally, the stormwater proposal requires additional information. It appears the proposed drywell is located underneath a gravel driveway. The function of the drywell has to be addressed by a stormwater design engineer with the backfill designed to handle traffic. The stormwater design engineer has to assess soil compaction by the traffic to account for a decrease in the infiltration capacity of the receiving soil around the drywell. It should also be noted that infiltration facilities generally, plug up after a number of years of operation and the owner should be made aware that if the stormwater facility fails, it would need to be replaced. If the property is very constrained for space, this might mean that the driveway would need to be dug up to replace the drywell. Alternatively, you can relocate the drywell to a different area. Please submit the above information to the Department of Community Development within 90 days of the date of this letter which would be 8/15/2021. Please call 360-379-4450 to speak with the assigned planner if you have any questions. Sincerely, _____________________________________ Shannen Cartmel Department of Community Development Staff
