The following information is needed to continue review of your project. The Stormwater proposal is incomplete. The application is missing Packet A1 and Worksheet C for stormwater. The proposal of a drywell is not adequate, the soils in this area do not meet the minimum requirements for a drywell. A dispersion trench (BMP T5.10B) is more appropriate for this parcel. They cannot just do splash blocks, they do not have the flow path required for all splash blocks. All downspouts will need to be routed to the trench. For this particular project – the applicants have 1265 square feet of roof area. A trench is required to be 10 feet for every 700 square feet of roof area. The trench for this residence must be at least 19 feet long (lineal feet). All trenches are required to be 2 feet wide and at minimum 1.5 feet deep. The flow path must be 25 feet for the trench. They are required to do a notched grade board in the trench. Please submit the above information to the Department of Community Development within 90 days of the date of this letter which would be 5/11/2021.
