The entire property is located in Jefferson County jurisdiction. The alley located on the
property has been vacated under Statutory Vacation (Quiet Title Action) #429823. No
further action is required.
The property has multiple lots (1- 9). A Boundary Line Adjustment was completed in 2008,
combining lots 1-9 into one building tract (SUB2008-00031). A declaration of restrictive
covenant is therefore not required. "The proposal complies with JCC Title 18.35.060.1(c)
in that the proposal is to consolidate the lots to allow greater setbacks to property lines".
There are wetlands located on adjacent parcels (001042001 & 999000305). The wetland
located on parcel 001042001 is over 350 ft away from the proposed stand alone
bathroom. The wetland located on parcel 999000305 is also functionally isolated by Cook
Ave Ext. Therefore, no further action required.
