Attached is the Public Benefits data that we have in Appendix S, for your review
For the language on Condition 53 (v), below, did you want this added in as a note every time after that condition is
brought up in the mitigation measures? Or just in Section 3.18, BoCC Conditions, in the table under the notes column?
63 (v) ln keeping with an approved Iandscaping and grading plan, and in order to satisfy the
intent of JCC 18.15.135(6) and with special emphasis at the Maritime Village, the buildings will
be constructed and placed in such a way that they will blend into the terrain and landscape with
park-like greenbelts between the buildings.
The landscape plan for the single Marina Village Building will provide native vegetation
plantings islands in the parking area and along the US Hvqy 101 and Black Point Road rights of
way while providing adequate visual access from the highway needed for the retail/commercial
structure. Building will be placed near the rear property line and adjacent to the stream buffer
to take advantage of the sloped area of the site. The stream buffer vegetation will be
enhanced after removing invasive plant species. The building architecture will share similar
features to those at the marina and within the golf resort.
Also - can you confirm the following looks good, and fill in the details about where hard copies can be reviewed, if you
would like that detail in the Fact Sheet?
An Open House with subsequent Planning Commission meeting has been
scheduled for December 3,2014, to provide orientation, answer questions
about the SEIS and the SEIS process, and allow opportunities for public
comment. The Open House and Planning Commission meeting are
scheduled for the following times and location:

or an assigned print shop. The purchase price is $- to cover printing
costs.

I think the last remaining big question I had was about how to address the condition on employment/wages, which I

JCC 18.15.135:
(6) Environmental considerations are employed in the design, placement and screening of facilities and amenities so that
all uses within the MPR are harmonious with each other, and in order to incorporate and retain, as much as feasible, the
preservation of natural features, historic sites, and public views.

Did I volunteer for that one?
I may have to have David assist with some verbiage acknowledging the move of the Maritime Village
Building from the marina to the current location. I believe 63v was written to screen the building at
the marina location and not necessarily at the current location.
I'llwrite something this morning and send to you both unless David bails me out.

I had written 'the concern is not seeing the resort form the Highway, need to demonstrate how we are meeting
this condition'. Do you recall what you were you going to provide me for this?

David Wayne Johnson, DCD Associate Planner, December 8,2010)
2 Jefferson County Ordinance No. 0l-0128-08, Condition 63.3, requires a list of proposed amenities to be provided within the Master
Planned Resort; clarification which of these amenities will be private for use by resort visitors only and which will be public; and a
description ofconditions for public access.
